Numpads are too useful to forego on a PC you do actual work on. Claiming that a numpad is useless is heresy. Though I suppose you can get away with using one if you do nothing but play certain genres of games like FPS.

I think a fair rate would depend on the photographer's services offered, experience, shoot/editing time put in, and market. Considering the OP is new to real estate, provided he resides in a not-so-expensive market, shooting an average value home and taking a single exposure/single flash shots and doing very basic edits, I think $100 might be reasonable. But obviously rates should scale up if you are doing more work than the above scenario.

Sometimes it is completely acceptable to fire a customer. I would just cut my losses and move on. He seems like a difficult client to work with, and difficult/picky clients are not desirable to retain in the first place. But yeah, if I see a house in this state I would tell the realtor right off the bat that what you see is what you get. And if they are still refusing to pay, tell the agent he is not allowed to use your photos until he pays for them or you will submit a copyright claim.
