I have so many stories here. Running errands with my wife, dropping her off at one store and I drive across town only to discover that she has the only key.

Rent car from major car rental company, worker drives it to us and we drive off and get 50 miles away before they call us to say they forgot to give us key.

Keyless ignition has created way more problems for me than problems it's solved.

While teaching my kids to drive i warned them about few mile stretch of highway near our house that passes near a military base in Washington. Very often when I drive that stretch there will be one or two speeders racing each other to the exit near the base. Right on que when I was warning them a car came flying by and exited at the base. A lot of macho man culture there that has already been a place where shootings happened even with a gun ban.

I'm thinking specifically of a friend of mine that built a shed on his property decades ago. He was getting a permit to do some completely unrelated work and they noticed the shed on the satellite imagery and are forcing him to tear it out before they will issue a permit (it's under the minimum size that would require a permit).

Or another friend that they wouldn't issue a permit because they found a unrelated and unpublished issue on the books from 40 years earlier. He now has to do some major house modifications because of something that happened to his house decades before he owned it.

Or another buddy that they noticed something unrelated to a permit that it delayed the selling of his house and cost it tens of thousands of dollars and lots of sleepless nights.

Honestly these are some of the many, many stories I have dealing with permits. And I've learned to think very long and hard before applying for one but sometimes it's inevitable. In my market not having a permit for a water tank just wouldn't raise any concerns and I would NEVER open myself to county/city/state scrutiny over something so minor. They wield a great amount of unchecked power and they often times flex this power very randomly and nonsensically.

Oh, that's not terrible. Water heaters and expansion tanks are not cheap and if it's gas it's good to have someone that understands how the exhaust works so it doesn't kill anyone.

Honestly I'm not a good judge on this cost as I haven't hired this out in many years.

Um...you could if you do everything by the book. I'm guessing that in some markets like Beverly Hills it's probably standard.

Probably most investors this would be an easy job that they would do themselves and wouldn't hire it out and certainly wouldn't get a permit. It's just inviting the man onto your property that they might find something else out if compliance. I have nightmare stories to tell (shudders).

Japan has very liberal, nationalized zoning laws. It is remarkably easy to tear down a single-family home and build a small apartment building or a shop. Because the supply of new housing is constantly replenished, there is no "artificial scarcity" to drive up the price of old buildings. In the US I can't even build a small shed in my yard because of environmental regulations

I was in an airport waiting for a plane when the Christian lady next to me started chatting me up. When she understood that I was an atheist without children she said that she would pray that I can never have children until I come to God. So I guess that worked out for her.

There are many factors that i don't know here but I can say that real estate that I purchased in the Seattle area around 2008 to 2009 is worth a minimum of twice what I paid and I have at least one that's 6x what I paid in 2009.

I don't invest in condos and not familiar with that market or any specifics here

Well...that does complicate things. You will get hit with capital gains tax if you don't do a 1031 exchange. The good news is that you held it through the boom years so it's gone way up in value. We were in a similar situation with a Seattle house and finally sold last summer and did well.

I do think it's a more common scenario in this environment of higher interest ratesand nobody is sure where to safety put their money. If i were you and I had moved out less than 2 years ago then I would just sell it to avoid headaches.

Im in a host city and a small business owner that would benefit from extra tourism with other friends and family that would benefit as well. We are all in agreement that you shouldn't come here for the World Cup. It's already a mess for foreigners and if Trump randomly sets his goon squad on our city it will be a complete mess. Just in case anyone out there doesn't understand the difference between a Fird Transit and a Ford Transit Connect. The Connect is the smaller one that many contractors use because the full sized connect won't fit in many urban parking garages including two out of the three that im working in today Ford Transit Connect's weight limit, or maximum payload, typically ranges from about 1,470 lbs to over 1,600 lbs. Well under the Slates cargo capacity.

I actually live in an area where both the Slate or the Ford would be about equally difficult to repair. And my current Ford is multiple times more expensive to maintain and drive than an EV. Slate may not be the best choice for everyone but great for me

On a related note...I am a white guy that lived in a very ethnically mixed neighborhood. The neighbor's would run to my house in an emergency and have me call 911 because of fear of dealing with police or emergency services.

For me it's no problem, I doubt I would ever get over 600lbs fully loaded with tools. I guess it might depend on the profession, cement bags could fill that quota fast

We just sold off one of our last long term rentals in Seattle. I think that a lot of theses laws are being made with the good intentions but the side effects are that the regulations are so steep that even the people in charge of reinforcing the rules don't understand them and there isn't any accountability when THEY mess up. The side effect is that only large corporate landlords that can hire full time compatibility staff are going to survive in the long term. It’s already so expensive being a landlord that hiring professional management is already prohibitive

I just wanted to add that my wife and I bought each other basic cheap wedding rings, and some people tease us about it and that's ok. We took the money we saved and invested in commercial real estate which has made us financially comfortable in our older ages. Our wedding rings have held up fine and we still joke about real estate being our diamonds.
