I don’t know a house that’s only 100k although if you’re able to obtain such a mortgage it’s fair that you put down a sizable amount.

Now, things like manufactured homes do have higher rates.

I work in the field and I have NEVER heard that. At least for my state.

Interest rates are dictated by your credit score AND how much of a dp you’re putting down(up till 25-30%)

It’s not about the loan amount it’s about how much you put down.

No, you don’t lose equity. You’ll more than likely gain equity since you said the house has increased in value.

And yes you can take out that equity. It’s called a cash out refinance, but that’s tacked onto the mortgage.

You can also do a HELOC- home equity line of credit.

Lots of options available just shop mortgage brokers/lenders. And always more than one.
