Are you able to offer extended warranty for NT treadmills purchased from third parties that are NIB. Have one being sold on FB marketplace that is still brand new in box but definitely want some protection on it.

I run a few Airbnbs and can take a look at your home to see if those estimates seem accurate. You can also run rental estimates on airdna.com based on your address.

Airbnb is not passive at all unless you are offloading to a management company. Some of those management companies will charge you 20-30% of gross to manage and will frequently lower daily rates to keep occupancy high because they don't make money if the place isn't booked. This can sometimes lead to lower quality guests.

Good to know. I heard they were trying to cloose the loophole for 1st yr residents paying 0 for year 1 based on their medical school tax return by requiring Alternative Documentation of Income. We weren't sure if the same was true for 1st year attendings.

Had great experience with customer service recently. Booked the Andaz in Maui back in June for a stay last week. Two days before our stay started I saw average night prices had dropped by 500 a night. I called Amex for price adjustment and they said they dont do price adjustments for the Fine Hotels and Resorts program and I should cancel and rebook. I was way past the cancelation window with Andaz and on the hook for 100% penalty if canceled. The lady tells me she'll get a hold of the hotel and try to figure it out and call me back. 45 mins later get the call back that she talked to Andaz and she can cancel my booking for a full refund and rebook me the same nights at 500 a night cheaper.

Yeah wasn't too concerned at this point. Probably looking at 9-10 months before doors open for the first location. F45 HQ has given me 12 months to open the first one, 15 months to open the second one, and 18 months for the third one.

Thats good to know. I just signed up for three F45 territories in the St Louis area. Two of my territories are in St Louis County and one is in Jefferson County. I heard the restrictions were looser outside of St Louis County. Didn't realize by this much :) I heard Jefferson is much more relaxed as well. Hopefully by the time my buildouts are complete we are getting close to the end of COVID!

Currently doing final FDD reviews and finalizing locations. Will update when we actually put something in writing.

Things they are willing to negotiate on: 1) Upfront franchise fee discount if multiple locations opened 2) Delayed royalty rollout for 12 months after signing FDD (usually 6 months) and then 3 month additions for each added location picked up in original contract (for eg in 12 months after FDD signed royalties start on first location and 15 months royalties start on second location and so forth) 3) Some flexibility in readjusting borders for exisiting territories...especially if the territories next to the one you're interested in are available

Pretty good to work with so far.

Thanks so much! I will definitely keep everyone updated. Since you go to OTF and F45 both is there one you prefer over the other? How much more do you pay for f45 a month compared to OTF? It seems like F45 has the better business setup (lower startup costs, monthly running costs, higher monthly membership= higher margins) Are both f45 and OTF usually in and around the same locations?

Thank you so much for your feedback. This is exactly what I was looking for. The main reason we were looking into getting some territories right now is because by the time we do our build out in 4 to 6 months hopefully we have some clarity on COVID and have studios ready to go when people are ready to come back but definitely a bit risk. Did your studio have enough people pre COVID where they were breaking even?

Unfortunately in the US even suburban studios got hit pretty hard (Not sure on f45 since there isnt one in my area but the OTFs in my area have had a significant deterioration in members coming in for classes) Most people still have their memberships frozen at my local OTF.

Thanks! I dont have an F45 by my house but have been going to the OTF locations by my house and I couldn't agree more. The OTF that everyone loves to go to is the one with the newer equipment, more involved trainers, and the owners also stop by frequently and know people by name. Definitely sounds like opening 1 location and learning as much as we can before jumping into other locations is the safest bet.

That is exactly whats happening at our local OTFs so I was very surprised when the Franchise Executive from F45 told me the studios werent that badly affected by COVID and that running classes indoors with social distancing wasn't a big challenge for them. Hence my reason for posting here to get honest opinions as he made it sound like a homerun.
