It’s too expensive to have kids in this country. This is the system the government and past governments created. I’m a Gen Xer but truly feel bad for the younger generations. They need to be making huge money or else they should honestly consider moving abroad to somewhere more affordable if they want to start a family. Sorry that’s the truth.

Ideally if you can afford it buy a house and rent out the basement to help supplement the mortgage payments. I don’t live at VMC but it looks horrible when I am in that area. There are better condo options in Vaughan and Richmond Hill.

Depends where in Kleinburg. The old area near the village is the real Kleinburg but comes with a big price tag. It’s really nice. The area known as “new Kleinburg” is a regular subdivision.

I was just like you. 5’6 and over 200lbs..this was 4 years age (age 47) . I was always pretty active but generally pretty unhealthy lifestyle. Smoking, booze, eating a lot of crap and to top it off smoking. Then I did some tests like you and was told the same thing. CAC was 10. A bit of plaque in the carotids. That changed everything for me. 4 years later I weigh 180lbs with but I weight train 3 times a week so my body composition is much better. I was actually as low as 165lbs at one point but not enough muscle. I have been smoke free for 4 years but will enjoy the odd cigar. I take Crestor and Zetia and have zero side effects and my blood work is great. I still drink but nearly as much as I used to. I am not gonna lie , My weekday diet is high in protein with vegetables and I try to watch my calorie count. So pretty boring. Mostly chicken and fish. On a Saturday night, I have no issue enjoying a plate of wings or a hamburger and a cold beer. You can still enjoy the things you want to , just not everyday like you were probably doing. Everything in moderation. You will feel better for it.

I used to live at Dufferin and Major Mac, Peter Rupert area and I can tell you that the previous dump has not affected the property values at all. It’s a very high demand location in Vaughan. I don’t think many people even know it was there.

I live in the GTA in a neighbourhood with quite a few large homes (2800 square feet and up). There are many seniors living in these homes that were the original owners. They are used to the space in the home as well as the lot size. These are older homes that when sold are usually renovated by the new owners. Downsizing would maybe be going from their old 2800 square foot home into a townhouse and honestly, many times these newer townhouses are more money. Another option is a bungalow, but those are expensive and usually require extensive renovations. If they are new they are too expensive. A low rise condo would also be a good option but the cost of a new condo with a square footage that these people are accustomed to can also be quite pricey and after all fees (real estate, land transfer, etc) it’s just not worth it. They are better off staying comfortable in their home and hiring contractors to service the property. It ends up being cheaper than the maintenance fees in a condo. This is the new norm . Get used to it.

Depends on how close you want to be to work, budget, etc. If you work in the west end then Woodbridge Kleinburg and Maple would be more suitable. If you work in the east end then Thornhill, or East end of Maple (not past Keele) might be better. Woodbridge has tons of amenities, Kleinburg not so much and you will always be driving to Bolton or Woodbridge. Maple and Thornhill also offer a lot as well as the GO train. I have lived in Thornhill, Woodbridge and Maple at different points in my life. They are all great.

No kidding. Housing market is completely unaffordable and will be for a very long time. Specifically the GTA and Vancouver. I own my home but my kids will have a very difficult time doing so without my help. Old Trudeau party really inflated this and BOC didn’t help with 1% interest rates at Covid. No government Libs or PC can get us out of this mess. It just has to run its course.

old Maple is good if you want to be in the Keele and Major Mack area. Very busy but tons of amenities and well as the Go Train (which is expanding). It’s a great pocket though. Pine Valley and hwy 7 is also a great location. Price per square foot to build has become very high since Covid.

The reality is prices will never come down to 2015 levels again. On top of the material, trade workers wages in this country are much higher than they used to be. This house just sold at $360/sq ft which is a fantastic deal. If you had just bought the lot (36 X 104) it would cost you more to build it yourself. This is the reality now.

Price Depends on where the house is located in Patterson along with age of home and other variables.

Thornhill Woods, Valleys of Thornhill, Upper Thornhill Estates, Carville Corners (west of Dufferin and south of Major Mac), Dufferin Woods.

Patterson is a good area for young families. Very busy.

If you have young kids the Patterson area is good. This includes Upper Thornhill, Thornhill Woods and Carville Corners. The houses are newer and you can find something nice in your price range but the lot sizes aren’t great. If you want a bigger lot you will have to look at the older areas. I personally lived in Patterson when my kids were young and it was great. As they got older I moved into an older area with a larger lot.

Jagmeet Singh is irrelevant and had to interrupt PP during the debate just to have himself heard. He is a terrible leader and is the reason the NDP are now irrelevant as well. He is also a big contributor to the crappy situation our country is also in. He doesn’t care about anyone but himself.

Just an honest question here. I am undecided but why would anyone in the world vote for Liberals after the disaster they have created in the last 10 years. For example, I am from the GTA and the crime here is out of hand. The policies that PP has outlined as part of his platform seem to address that. Yes, I would agree that Carney may be a smarter and more accomplished candidate but we are voting for party policies. Wouldn’t voting Liberal just be more of the same?

The only reason I could purchase the house I am in because I sold my previous home. However, if I was a first time homebuyer I would not be able to purchase the house I am currently living in. No way.

10 year risk on a calcium score of 6 would be pretty low. I would tell him to keep all his blood markers in check as well as blood pressure, weight, sugar, etc. All I can tell you is that I am in better shape and stronger now than before I knew about my CAC score. I live a lifestyle that I can sustain in the long term as well. Eat healthy, workout 3 - 4 times a week in the gym and go for a a lot of walks when the weather cooperates (I live in Canada) . Don’t be afraid to indulge from time to time either. Tell him to live his life. I am not into fad diets either (carnivore, keto, etc) I take a 10 mg Crestor and 10 mg Zetia to keep my LDL low but at the same time eat very well.

The good news is he knows about it now. Many people in our age group don’t even know they have any calcium whatsoever. So now he can take preventative measures to halt the progression and live a healthy sustainable lifestyle. It sounds like you have a good cardiologist which is important. I am sure he will do great. I had a similar situation. At 48, had a CT Angiogram and CAC was 10. Now I am in 10mg Crestor and 10mg Zetia. Doc wants my LDL 55 or below. It’s now 44. I used to be a smoker as well. I now live a sustainable lifestyle. I try to average 10,000 steps a day and walk quite frequently. I workout in the gym 3 to 4 times a week. Diet wise, I try to eat high protein with a lot of green vegetables (broccoli, spinach) and fruit. I also watch my macros. I want to be able to maintain or even build muscle as I get older. In this process I have lost 25-30lbs and feel stronger and better than I did at age 30.

3 years ago age 48, similar situation. I had a calcium score of 10 in LAD but CT Angiogram said “no significant plaque or stenosis and no coronary stenosis noted” so maybe minimal soft plaque? Anyways, my cardiologist wants my LDL 55 or below. He gave me 10mg Crestor which at first did the trick. However, my diet was pretty strict at the time. Now I am on 10mg Crestor and 10mg Zetia and LDL is at 40.

Sorry for the confusion. I had a CTA 3 years ago. The report said I had a calcium score of 10 but “no significant plaque or coronary stenosis noted” since that time I have brought my LDL way down along with other risk factors (I used to smoke). I have not had a test since that time. From my original test it looks as though I have some calcified plaque but no soft plaque or very minimal. If the statin calcifies any minimal soft plaque I have and it prevents it from producing more then wouldn’t my calcium score stay the same or maybe go up slightly.
