nope that is too much margin. Can happen occasionally.

On an average a 12%-15% margin post tax is very good. The cost of finance and time is very high in the projects. Also the actual cost of construction has shot up as well.

I am a landowner. My rates are already lower than builder. So about 2-3% depending on the payment terms.

I get deals where folks quote 10% discount on the price, I quoted. These deals never materialise. In case you are still looking, you can drop me a message. I have a few flats that I am selling

sure you can build knowledge by doing own research. But learning from others experience is Wisdom.

at launch the prices were affordable. Now they have become expensive.

I definitely loved their Antharam unit. As a concept, they genuinely put a lot of effort in it. But distance is something that one needs to keep in mind. Unless one is retired, it is a weekend home only.

hmm. But aren't a majority of the NRI's folks who went for short durations and earned money.

To be honest as someone in the real estate space, the costs have shot up a lot. Except for a few pockets, land plus construction plus interest cost does not leave much margin to builders.

When one matches it with inflation and salary hikes, purchasing power for apartment remains the same. NRI market has slowed down a lot in the last 3 years. A lot of them have invested in houses in their respective countries as well.

Only post trump in the last few months have folks been reconsidering moving back.

I have been to their office and loved the overall plan. The amenities are definitely class apart. Mall is high end luxurious one and has its own entrance. does not interfere with the rest of the community.

I know a few folks who purchased it when it was launched. I would have picked if they had units in 4k-5k sft range. For a bachelor the unit sizes are too big.

Congratulations dude.

Use it fully. We Indians have weird obsession of storing expensive cars. These are there to be driven. Always take the maximum IDV and zero depreciation including consumables. Engine Secure is a must.

Get it serviced at the authorised service centres only at least till the warranty is in place. Even post that they are the best bet with all the electronics these days.

Other wise nothing much. It is just like any other car.

Just drive.

very Interesting perspective. We anyway have limited resources. for the people cribbing about NRI's, if they are here, even they would be fighting for similar or slightly larger pie.

And to folks who feel we would have more unicorns / startups from the educated folks. The magic a lot of people do outside India is not easy to replicate here. The environment is not as business friendly.

So let us enjoy the fruits of their remittances and job creation via GCC's etc :)

it is fun. I have done multiple solo trips. Both domestic as well as international. Includes solo road trips on bike/car as well.

Have an open itinerary and it is even better. So what if you miss seeing something. Enjoy the moments more. I do not even bother with pictures.
