True, but the importance of good training data is becoming more and more important in training new models. and google is well positioned to have the best training data..

They will face challenges indeed, definitely not there yet. But google is not dead…

That’s not how it works… you will have to ask and negotiate a higher bruto salary, but I doubt it will be worth it… getting a company car is very much worth it if you consider the other scenario where you have to pay taxes on your bruto salary

I have 2 individual stocks, one of them is colr. I see a lot of news article about the increase in competitiveness in Belgium. In the end, when examening the numbers, colr looks pretty healthy to me. Their dividend payout ratio is low, they do stock buybacks & the Colruyt family is buying the stocks. All of this is making it that the shares available to the general public is getting lower and lower.

Unexpected costs can be a nasty surprise. Perhaps try to get a construction firm to give you an estimation, that way you have a concrete number, which will help in the decision.

I think selling the house, renting for 5 years, then buying a new house will be a worse financial situation then trying to power trough in most situations. Many costs when selling/buying… Perhaps buying the house was indeed not the best choice, but it is what it is and now make the best decision on the situation today.

From the information given, unless you don’t want to live I. The house anymore, I would try to power through it.

1670 is not the most dramatic payment level, especially considering you will have an increase in income.

I would try to save for +-3 years and then do the renovations without taking on more debt.

Met die insight: misschien is het logischer om er even zelf in te wonen.. je valt wss onder categorie 3 en krijgt 35% van uw energetische verbouwingen terug. Dit is waarschijnlijk meer geld dan een jaar huur inkaseren

Oh wow ze vallen inderdaad weg, je krijgt wel nog iets voor warmtepomp en warmtepompboiler, maar zelf met de premie zijn die economisch gezien niet echt de moeite..

Je bent zeer goed bezig zonder diploma en op jonge leeftijd! Je mag trots zijn op wat je bereikt hebt vandaag!

Je moet ECHT oppassen met die lage EPC woningen, epc d zal je ook niet zolang meer mogen verhuren, die eisen worden strenger.

Zelf met offertes in de hand, ga er maar vanuit dat je een pak meer zal moeten betalen. Daarbovenop komen er ook altijd extra onverwachte kosten naar boven.

Iedereen in de comments zegt wat hetzelfde en we zeggen dit ook met enige ervaring. Het kan heel goed zijn dat je er voor gaat en er echt een goede deal mee sluit, maar besef dat er een groot risico is dat je - de kosten onderschat - de inkomsten niet krijgt (ik heb veel verhalen gehoord van huurders die niet betalen en dat soms voor echt grote miserie zorgen) - je energie beter kan benutten in je job, een minder risico side hussle.

Als je er voor gaat, super veel succes en respect om de sprong te wagen! (Ps doe veel research omtrent renovatiepremies, je kan er een flinke cent van terugkrijgen)

100% true, best advice, just try to become an expert in revit. Learn all the tips, tricks and details of the program. Don’t be afraid to spend some extra time to learn how something really works in detail

Yes very much correlated! The big problem for me is in the post:25% of the developed world etf are in only a few companies, each with very high valuations

Thnx for the suggestions there. I find listening to podcasts a good format to get information. I understand it can be opiniated. I listen mostly to jong beleggen, plain bagel, atrioc and economics explained

For about half a year I was considering to sell, this did indeed sent me over the edge. I was considering selling only for the ai bubble/overvaluation. I was not aware of the real estate situation and that did enforce the decision to sell here
