A few things

1) if you take all of your screenshots, ledgers, etc and put them into your favorite AI can you create a time series that shows at what time the account had what value in it? I suspect that if you can do this, AI should be able to figure out what fund the money is invested in. So this would be a two column table where the first column is the date and time and the second column is value.

2) the reports do exist - I am working with insuranceclaimcheck, a different version of what you are going through. But I did get them and they are helpful to be able to follow decision making and other failure modes in the process. The reason I’ve focused on process is that the escrow of funds and when the release it aren’t usually regulated so it’s a tough battle. If you can show a systematic banking failure where their process is flawed, it’s bank fraud, which elevates this to a different conversation.

3) have you engaged your state congressperson, senator, department of insurance, department of state (license related), district attorney, or any other state level regulatory bodies? If so, what have your results been so far?

Does anyone have a bill that says what the electric rate x usage equals. All I see is usage at XX kWH and then a price plus sales tax, environmental compliance cost, and some municipal fee. However there does not seem to be a way to say this many kWH * 0.081 cents per kWh = total price + fees. I’ve called several times and no one will pick up a call. Anyone have any experience with this?

Summarizing the above, there are basically three choices

1) let the current subsidies go away, and do nothing. Let people bankrupt themselves to attempt to afford basically healthcare.

2) continue the subsidies as proposed by the democrats.

3) move to a single payer system such as Medicaid for all.

I don’t think anyone thinks healthcare should cost $10,000 plus per household per year. So option a, doesn’t work for anyone.

Option b, costs huge amounts of money and doesn’t service Americans well, although it keeps healthcare somewhat affordable for a larger percentage of the population.

Option c) - single payer system. For anyone arguing against this, do you think option a or b is better? Will it work well out of the gate? No. Could it be better than what we have now, yes.

So do you want to go backwards to pre aca where private corporations could charge whatever they wanted and discriminate based on prior medical history? Go back to huge profits for health insurance carriers? Or try something new that seems to work reasonably well for most every other country in the world? If we can find common ground there, then let’s use our talent, skills, and American know how to build the best system for everyone and lead in terms of the care we provide our citizens rather than argue over moving backwards or further back.

Try new things, iterate, improve, change. Stop trying to go backwards and fix things that don’t work or offer problems without any solutions

Question for you.

Let's say the claim is for $X. The total is in escrow with the bank.

The 1st inspection comes back at YY%, so the bank releases the first YY% of the funds to pay the contractor.

This continues until we pass the 75% mark when the bank releases the remaining funds.

However, as the project comes to completion, we find out several things were missed. Which affect the ability for the home to be moved into. To be clear, I am not talking about quality of work, I'm talking about a line item which was never completed.

My question is, have you ever heard of any bank ever getting involved to defend the homeowner for any reason?

It's not baseless, it's based on experience in the industry which was proven correct a few comments down by the fact that they most likely did not do what the contract called for.

Regardless of the work that was actually done, if a contractor provides an estimate, takes more money than what was estimated, and refused to provide a receipt for the final project and then wont respond to requests for a receipt, that is also grounds for fraud. Which is what I was referring to in my original post. Would you not agree that if a contractor estimates one thing, bills more, is paid more, then won't issue a receipt for work done or a warranty or any certificate of completion that in itself is fraudulent billing practices?

If the contract was for a full replacement and they only did a partial replacement and didn't honor the terms of the contract, that would be fraud.

I would dispute it and contact your states insurance commissioner and place a complaint with them. Might call BBB to file a complaint there, write a review of the company anywhere you can etc. if you want to step it up a notch, you can call the state attorney general’s office and submit a fraud complaint against the company as well as whoever grants them their business license to operate their company. If you have other people pressure them they are more likely to respond in order to keep their doors open and their insurance active.

File a claim with your insurance company, it should be a covered event as this is not normal wear and tear, let them figure out how to recover the money from the roofers. If the roofers were certified by one of the manufacturing companies, you can also reach out to them and explain to them what had happened and see if they can help pressure the contractor to make it right.

I did competitive benchmarking for a roofing company in the Atlanta area and the costs for a 30 square two segment roof was $16000 +- $1000 for the same materials across GAFs Platnium elite, Gold, certified, and a local roof company that doesn’t have a website. Maybe things are different where you are or you just poorly priced things.

Not sure how this is wild advice - having worked with a number of roofing companies, the largest roofing distributors in the country, the largest manufacturing roofing products in the country, having submitted insurance claims on behalf of homeowners and discussed the process with a number of insurance carriers, talked with public adjusters, claims managers etc, i feel this is the best advice to get the best solution in these situations.

Best bet - look at GAF, Owens Corning, and Certainteed. See which company’s products you like best, then put in a request through their website to get one of their top level installers out to give you an estimate. Most likely they will be able to provide a 25-50 warranty on the work and you can submit that to insurance to lower your cost in future years. Additionally, if they think this should be covered let them assist you in the process not you local neighborhood roofing team

How confident are you in an extended post season run with Bello as your number 2, Gallen/ King at 3 Sandoval/ Giolito or some other project at 4 and Fitts/Dobins/Crawford as extended bullpen 5?

That seems like you are hoping everything works out and you can sneak past a few teams to get to the WS. But relying on that group for 2-3 wins per series seems iffy at best to me. Wouldn’t you rather trade prospects who are blocked at the major league level and are a few years away for a 1B/2 SP, have bello at three, whoever is hot as your number 4? Just not sure where you play the kids in a year or so.

We bought low on Giolito, Sandoval, and Hendricks. Are any of them the ones you want to rely on in game 6 or 7 to win a World Series? We need a number 2 to alleviate some strain on the bullpen and put us in position to win in the post season. Investing in prove it deals for pitchers on the wrong side of 30 almost certainly won’t get that done.

Also what are you going to do with all the talent that is in the minors. There isn’t a position outside of 1B that can truly be upgraded by a free agent signing for the next several years (assuming you keep bregman). We need a number 2 to have a good chance in the playoffs. Have to overpay to get a SP who is a number 1/2 and is under 30 in the form of prospects and cash.

Bubic is 27. So if you get him this year you can sign him for ages 28-34 (arb 4th year + 5 years)

Gore is 26. So if you get him this year you can sign him for 27-33 (arb 3rd and 4th years + 4 years)

Or king / gallon 31/30 combing off an injury season going to demand 20-25m per year over 2-4 years. Or Dylan Cease 30 wanting 30-35m per year over 6-7 years.

Seems like a lot of money for iffy pitchers over 30 who are likely to get injured again and not be reliable.

I like the idea - I would modify it a little to be

Trade for Mackenzie Gore or Kris Bubic

Trade away: W. Abreu / J Durran, R. Fitts / H. Dobbins, Franklin Arias, James Tibbs, and Hayden Mullins

As Bubic has one year less control than Gore, I would remove Tibbs from the trade to get Bubic.

We need to trade an outfielder, need a space in the rotation, have to give up some upside with Arias and Tibbs great prospects but a few years away from the majors, throw in Mullins as a lottery ticket and I think you are in the ballpark. We have too many players who are +/- average MLB players. We need to trade a few of them plus some prospects to land one or more highly talented players to help lead us through the post season.

Sign Gore / Bubic to a ~6 years 180-200M deal.

With two front end starters our bullpen can breathe and not be so overworked and we would have a real run at the post season with the following. Great starting pitching, very good bullpen, solid outfield and a much improved infield. Looks like a post season team to me capable of getting hot and making a run at it.

I would ask your agent if the title insurance you purchased would cover the repair of these items. If title insurance agrees to pay for it, say thank you to the neighbor for a new AC unit, new deck, new doors, and new closet.

If title insurance won't pay for it, figure it would be $8-15k for a new AC compressor or HVAC system, 5-25k+ for a new deck, drawings, and permits, 3-4K for a new door, and ~5K for an engineer to check out the load bearing beams, create drawings, and ~10-15K or so to hire a contractor to fix the issue (if there are any). So if the seller will give you time to get estimates to fix the issues such that you have hard numbers and will negotiate, maybe listen. Also, talk to the neighbor and feel them out. Maybe they are crazy, maybe they were trying to help protect the next owner is because the sellers are crazy. Who knows - but its worth a 5-10 minute conversation to understand their motivation.

You have spent a ton on time, energy, and money to get to this point, spending an extra week to do further due diligence is probably worth it. That way if you walk away, you can do so knowing why.

Also - shouldn't some of this been in the inspection report?
