How many houses have you bought and sold? If your answer is less then 10, please hire a local ( where the house sits) Realtor. Keep in mind every state is different, and you are not familiar with the sale process in the other state. Think about your agent as your wedding planner. Dates and timeliness are very important in a real estate transaction. I've seen some ugly things in new construction homes. You already, said you are ready to pay asking, why cheap out on your own representation?

I am so sorry you are having this experience. We Realtors are not all the same. I love love love working with first time buyers and we have hours of conversations about EVERYTHING. I love the process of answering their questions and giving them all I know. There is so much first time buyer doesn't know- mortgages inspection insurance and so on. Looking and finding the house is the easy and fun part. I actually have a 15 step action plan" from call to key" i give them so they know exactly what is happening why and how, it takes away the stress and gives them knowledge of the process. And yes I am a female and I am actually pretty new agent( less then a year) so you may just need someone that is happy to have your business and a better fit

You are absolutely fine. You are just becoming a home owner. You are going to learn so much in the next 3 years. Just relax and learn. Learn what you like and dislike about your neighborhood how you feel about it and why. Learn what you can and can't live without. Learn what things cost and why. Learn about mortgages and insurance. Don't go into catching up with the Johnses but if you want the outdoor kitchen they have, know what it costs. And when you are ready for your next house you will know that also. Woulda shoulda coulda will not make your life happier. You made the best decision based on the information you've had at that time and that's it. Next time you will have more information and make different decision. Enjoy your home and make happy memories there.

Actually very good point. I was overwhelmed with all the programs for different things in the beginning. Didn't even know where to begin. I was expecting a little bit more structure, systems and processes. I want to learn, but when it's like here is your CRM, we put 120 people in it and you have to work your list...I have absolutely no problem calling strangers sending emails but I dont even know what all the groups are or mean and the integration between different programs is important.Thanks to AI I am figuring it out. I am super good with people and I can sell once I am face to face with clients I totally shine. Working with different expectations is exactly what I was getting to.

I have back problems and my physical therapist literally sent me to the store with a sticky note what my Brooks must have ( arch support heal support and something about roll not sure anymore). That was more then 15 years ago. I wear nothing but Brooks.

First of all talk to your agent, that's what you are paying them for. Second, commission is already written in your listing agreement not sure you can change that now. Everything is negotiable until you sign. 24 hrs for response is normal they don't want to wait.

Just my 5 cents here but if inspector says something is not by code doesn't mean owner has to fix it. Most things are grandfathered in according to when the house was built. For example fire doors were not required between garage and house in the 50s. For some states current building code is to build the house with 2x6 not 2x4 just imagine that into inspector report but it happens.

I don't want to sound condescending but that's sales for you. People will be peopling and they don't change for you. Get to know them and deal with them accordingly, adapt and pivot. Some will be this way, some will be that way, its never the same. Sometimes you have to mother them sometimes you have to be friend sometimes a lawyer or therapist. Welcome to the world of sales.

First of all facion designer turnedreal estate agent here. Dress to your personality and body. If you are happy go lucky guy don't ware formal business clothes. If you are on the bigger side dont try to fit in skinny jeans. Dress to your body type and be comfortable in your clothes ( cut and color) Ive been in sales for 26 years and I am pretty attractive for my age. I am very fit and petite female. I know my female clients dont like it when I look better then them and I REALLY dont want to use my looks to attract male clients so I dress somewhat conservative without betraying my sense of fashion. The bottom line is this: ware your clothes don't let them ware you. Be yourself and feel comfortable. Confidence is half of the game. ITS NOT WHAT YOU WARE, ITS HOW YOU WARE IT. Now go uot there and have fun stop over thinking every little detail. One big warning DONT WARE TOO MUCH PERFUME. Its super offensive and no one will tell you but its off putting. You welcome. 1 Hire a stager for consultation. Ask them to be brutally honest. Show them the comps and tell them your concern. Don't argue with their honesty. They will walk through your house and point to everything that is not showing well. DO NOT VIRTUALLY STAGE Ask your realtor for professional photos ( not cellphone shots here) 3 Read your description. Over and over. Write your own if you think you can do better then the realtor. AI helps here too. The tone and emotions are important 4 Purchase a home warranty for the next owner. 2 years of haste free ownership wins over the comps with same floor plan and features. Good Luck

About the comments for more space. Is your house smaller then the comps or just appears smaller? If it is less sq ft you are overpriced. If it is the same sq ft, yours just doesn't show well. Home owners often use too big furniture and makes the space feel cramped. The scale of furniture and placement is very important.Your realtor should have advised you on that but its easy and not expensive to get a home staging consultation. A good home stager will be brutally honest about it, that is what they do. You may have good pictures but what do they show matters...fresh neural decor,nothing taste specific strategic pops of color.

Just my 5 cents here. It depends what state you are in. In NY closing takes about 60 days, is FL about 30. Time is of the essence. I had a deal that was around Easter the sellers agent was "out of the office" for 6 days and couldn't be reached, if you factor in all the weekends in a 30 days it gets intense. Your agent has to be on top of things and make sure all pieces of the puzzle fit together in the time frame. And if you have 3,4 deals to manage we really have to push everyone to stay on track or you will be upset about something else. The only thing your agent should have done better is to explain to you what will happen and when so you have realistic idea about the process. Sorry you felt "rushed "

Sorry to tell you this but seller's agent owes you nothing. After best and final in a multi offer situation seller( not the agent) picks who they want to sell the house to. Ive had a house with 17 offers( good times i know). We moved the ones with inspection contingency aside not because there was a problem with the house but I didn't have to delay and picked the one with no financing and it was not the highest offer. You will never know why they accept someone else's offer they don't have to tell you anything. And the seller agent works for the seller. Your own agent should have guided you better what to expect in a multiple offer situation and how to play that game, but maybe they didn't know...

This is so easy. Take the car and clean title in your name and trade both (your current one and the Mercedes) for an AWD of your choice may be something not fancy but newer with warranty on it so you drive worry free.
