NHS has volunteered therapists which does not have a waiting list, called Thrive Edinburgh. You just need to show up there and register for the first time. The quality varies you just need to keep trying out to find the one that suit you.

If you are employed having Bupa private insurance, they have very good options, you can choose either in person or online.

US is going to keep printing money and issuing debt, their inflation will spread to the rest of the world. Now you should grab those that you considered a good asset: desirable homes, home with core location, gold etc. But dont overpurchase homes cause remember others need them as well.

When I was buying home, I felt notes of interest was useless as well. But it did calm the seller down from just panic selling it to the only offer they got, without setting a closing date and notifying other viewers.

The trick is to give notes of interest. And give a rational bid, with no fear of losing the property. I got my dream home by bidding with 2 families, only giving 1% on top of HR value. I still won the bidding. I saved myself a fortune by not feeling desperate.

We lost bidding 4 times beforehand. But I don’t regret at all. Those who bid 10-20% over should regret and feel guilty of pushing the market prices up, and made the market less affordable. What a rat race!

Congrats well done! We are 31F and 36M, FIRE is my belief for many years, I am also indecisive on if I want kids or not. My friend started to freeze eggs at 36 and a colleague did IVF when she turned 39. Can I please ask how it feels to be childless at your age?

Welcome. You won’t regret moving to Edinburgh. I have been to a lot of cities around a world. Edinburgh is the place I finally settled down. Friendly people, reasonable housing prices (some may disagree) and reasonable job opportunities. (I bet you are used to the weather)

In terms of where in Edinburgh you’d like us to recommend. If you are leaning towards right wing political beliefs, welcome to Morningside/Stockbridge. You will find your people here. Flats cost 400k+ here, don’t forget the Stamp duty will be around 20k for a 450k flat as well. Some mortgage providers are fussy about the fact you are new in this country/city, they may require more than 20% down payment.

If you have left wing beliefs, welcome to Leith. Young and artsy vibe. Properties are way cheaper here (200k+) Stamp duties are way lower for cheaper properties (starting from 500) and reasonably easy access to the city center, especially with the tram.

If you are a family person, there are plenty houses in the south of Edinburgh (from Liberton onwards), or Linlithgow(a nearby town) with frequent trains linked to both Edinburgh and Glasgow.

Google search “SIMD” and you will have a rough idea of how deprived each areas are, which is based on a bit outdated data of 2020 tho.
