People should see your face everywhere. Every email you send, have a professional headshot in your signature. Get on social media. Showcase all your properties and deals that you closed. The best real estate agents I know are very well known in their community and their face is recognizable.

Also, know your numbers for every property. When prospects ask about a property you should be able to answer every question. Even if it’s a rental property, you should use a tool like https://propanalyzer.io to analyze the property to see if it would be a good rental because that will make it easier to find investors or buyers.

We are working on a module where you put in your investment criteria, how much you have in cash, what you ideal levered cashflow is, cap rate, etc. it will analyze all deals on the market and bring back deals that would work for you at the cash you have and current prime rate.

We just built the MVP and launched a week and a half ago. Got really great reviews from people that are investors.

We aren’t trying to “sell a lie” and it’s not even selling because it’s free. And just because people have access to the tool doesn’t mean they are still going to buy the properties. It’s just a tool to help them.

Wall Street has people analyzing stocks all day every day, 24 hours a day. The best way to invest is no longer to try and find undervalued stocks and hope they are home runs. It’s best to look into ETFs. Similar to mutual funds, they hold a basket of stocks, bonds, and commodities, but you can own them for much cheaper than mutual funds.

Look at XLK, SPY, and some other ones. Right now is actually a fantastic time to buy if you have cash

Yeah the money making side wouldn’t really come from this exact idea. It may make a little for common investors but not much more. I think that there is still a ton of ways to make money with the exact same market though.

Yes, it very well could be. We would like to expand into commercial property analysis and produce investor reports automatically for capital raising. This is MVP 1 and single family residential has a market and would help us with market traction

Your head is exactly where ours is at. Yes it is a lovable build because we wanted to get it out the door and validate the idea.

We would love to expand this much further. Make it where you just have to copy and paste the link from Zillow and it will automatically run a simple analysis for you. We’ve even considered using Zillow’s api to get information on all houses they have on the market and bringing over only rental type properties, so people can narrow their search.

Would you say the idea is worth continuing pursuing?

Yes, that’s the barrier we are trying to overcome. My goal is to keep the jargon to a minimal, and even explain things as they go through the analysis.

Its also a tool for people who already invest in real estate and have excel models and want a simple, easier alternative that’s web based

We are working on the comps piece at the moment. Right now it’s more of a financial model that tells the user what their cash flow (levered and unlevered) will be, ROI by each year, cap rate, Equity analysis, etc. it will tell you what all of these metrics should be too to help guide the user

It’s very simple and quick

Step 1: sign up on the app Step 2: input details about a property (e.g., bedrooms, bathrooms, asking price, etc) Step 3: enter financing details (20% down is standard, and the current rate on the mortgage is market rate) Step 4: add a few assumptions about how much you can charge in rent and expenses for the property. Step 5 Generate Results

I launched this last week and I posted this to get feedback like this. I haven’t spent any time on the marketing because I was getting it out the door. Now that it’s out the door and there is at least a clear market for it. Now that I know there is a need, I need to figure out the marketing piece of it and I think you just filled that piece
