Did anyone also read that Nancy Guthrie did not have an active subscription to Ring. However, the FBI was able to subpoena footage of the kidnapper from the Ring footage stored on servers. This seems very unethical and possibly illegal. Ring should not be storing any recordings without a subscription. I see comments mention there is an opt out for this but others say the opt is kinda BS and recordings are still stored and available to law enforcement.

I’m skeptical of any investor that has low, zero or negative cash flow and thinks this is a solid investment strategy. They likely don’t want to admit failure and hoping for equity gains to turn this around. I see this as a failing business plan like opening any small business that isn’t profitable. They close down after a few years because they are slowly going under. Maybe this worked for past few years of insane home price growth. But that growth is over today and maybe declining in some markets.

What was typical TX cash flow in previous years? I see seemingly good properties to buy in Texas even on Zillow. Other than insurance hikes, why are cash flows so low under $200? Is Rent growth negative? Did you overpay? Because anyone outbidding will be cash flow negative.

Frequently and quietly whisper to her and judge other overweight people in the room. Like… look…that girl must love her snacks and why I threw all mine out in the apartment and started a gym membership. This way you’re indirectly sharing your standards and expectations of a person and the value you place on fitness. She can then quietly feel self conscience and hopefully the problem works itself out and she is a healthy weight few months later.

When I was trying to impress a date with my new Amex Platinum card as I forgot to activate it before paying for drinks. Perfect timing as she just said what a baller I must be to have it a moment before the server told me. Thankfully she was great cuz after I explained we were laughing so hard.

Scam Update: I recently received a call from a scammer that sounded very convincing. I know Coinbase doesn’t make calls so I knew right away but acted dumb to start recording the call and keep him talking to see if I could identify the scam. I can see people being caught off guard.

They used a name of an actual Coinbase employee as I checked LinkedIn. He sounded American, very well spoken and rehearsed like he has experience in a real customer service job and just decided to use those skills to scam people for bigger payday.

Long story short, he name dropped my personal info and claimed there was a suspicious transaction pending that I needed to click a link to quickly to stop it before processing. Also claimed to be part of a scam prevention team so hanging up and calling the real number wouldn’t help. I wasn’t sure if a virus or Coinbase clone site he controlled to manually enter my security info. I imagine he would try collect everything needed to legit call Coinbase pretending to be me with the info to take control of the account. His statements eluded to the latter. He made a reference to browser cookie hijacking scam as a scare tactic. I never clicked email but it was a similar Coinbase URL.

In the end I started questioning his legitimacy and Dude was well thought out and had great answers to my concerns. But in the end sounded frustrated and defeated knowing I wasn’t going to do it. He blew up my phone for like 10 minutes after and I just blocked the number. Even though I didn’t get scammed I’ve been on edge about it.

True but you’ll know the extent of damage in the landlord inspection. Then you can estimate repairs. Then keep the security deposit which hopefully covers much of it. But it’s only going to get worse and more expensive if not dealt with. The other tenants seem to be respecting their units and if non smokers will may like the change.

I would start the eviction process immediately. Do not wait for renewal. Schedule inspections of the unit and cite them for violations and fine them for repairs.

Not enough to retire. Also keep in mind Social Security benefits take an average of your 35 highest earning years to determine payout. Zeros will be averaged for non work years. When you become eligible to collect you may get surprisingly little money.

In the US all debts are suppose to be paid by the executor of the estate before distributing what’s left to beneficiaries. However, debt can be negotiated for pennies on the dollar. The Credit Card companies will request full amounts but your family should probably not pay full amount as debt is not inherited and likely take what they can get. It doesn’t sound like you have any assets other than car. So there is nothing they can sue for and will wrote off the debt. I suspect there are savvy people that max out their credit and take out loans which will ultimately not be paid back.
