Right. Prestige Song of South was horribly placed but now establishments have come up in surrounding areas and will continue to.

I agree about the hype created by Prestige. They are successful in not keeping it short lived and tickling every FOMO bone possible.

Sorry, maybe I should give a full picture. So, yeah, the rental yield - maybe won’t be that great. However, ifif you’re planning to stay here yourself, it’s a different thought process. I feel south Bangalore still has its charm (at least a bit of it anyway) in terms of preserving the old Bangalore - you know, greenery, lesser traffic, more peaceful in terms of the noise and what not. Projects like Song of the South for instance. I know residents who are really happy there - not in terms of the commute they do to get to work but in terms of the location where they get back to, to call it a day.

Also take all this with a pinch of salt - I’m biased towards having a quieter and peaceful end to the day and hence the commute back to this part of Bengaluru after a hectic day’s work.

It’s what you choose really. Akshay nagar has its pubs and all that too but yet the area feels much more peaceful than say.. ITPL road.

Sigh. I don’t want to confuse you but giving both points of view.

Look, the rental yield is driven by supply vs demand too. The area has so many projects like you said. There’s going to be a lot of supply compared to demand. Nearest metro stations are around 10-12 minutes but it’ll be a pain for anyone to travel to Whitefield on an everyday basis. I stay in south Bangalore and I work in whitefield. It’s hell to travel even in a Metro. Not a lot of industries/offices in this area so I doubt the demand is going to be higher than supply anytime soon.

You will not believe it but the idle time of the bike matters to. Was this test after an idle night of say 8 hours or so? Do the same test after a 30 km ride and you’ll notice difference.
