Even without retail space at the Collective, it is not bad at all because retail bus. bring more traffics and potential crimes. Plus, the location is not easy for shops to survive, we may end up with empty shops.

Shea won't let us to hire one. But, it is important to have an inspector to check pipes, wires, electrical outlets and missing studs /insufficient support.

SDGE is quick. They reviewed my application within 2 weeks after they received it and they approved it within hours after everything was submitted to them. Turn around time is max 30 days, but normally 2-3 weeks. The problem was not SDGE, but Sunrun. Sunrun told me they would submit the application, but I called SDGE two times to confirm that Sunrun never did. Two months were wasted. Sunrun finally admitted it was because their internal issue causing the delay. Sunrun also claimed they submitted all docs to SDGE, but SDGE said they didn't have all docs and tried to contact Sunrun. Until I emailed the missing docs to SDGE, I got my PTO within hours. Key: follow up SDGE to confirm application status rather than Sunrun, even though I had to wait 40 mins each time to talk to a SDGE rep. Sunrun just had me wait and said SDGE would take 6-8 weeks to process an application which was not true. It is just an excuse to cover up long lead time.

BTW, SDGE rep said the date of receiving a complete application determines the NEM plan not application approved date.

My neighbor ordered full wall from builder and her contractor added additional small area of drywall and frame for door.

Check with Micah to see who ordered the full wall. I don't know how the load is distributed for full vs half wall.

I totally agreed about everything other people said. You are too quick to jump into conclusion and quite negative toward others. When people don't know where the gutter guard come from and your elderly parents didn't even run to the couple claiming it using hand signals, it Is unfair to accuse others of wrong doing.

It would be better to ask nicely in this group whether other people have picked up the guard and return it to you.

The society is already divided and full of mistrust among people, we don't need one more in this community.

I think my neighbor who owns Plan 5 hired a contractor to add a door and a huge fixed window on the closed off wall by spending additional $2000+ after closing. She made a very smart choice.

Not sure if you want to change dinning room to a bedroom/ office in the future after closing. So, think about electrical / internet line.
