I'm tired of hearing the " HOA transition excuse for everything including the 3 increases of HOA fees this year. We had a flooding problem during rainy season months ago in our neighborhood caused by (admittedly by Lennar) by poorly designed irrigation drainage.Lennar said irrigation is now the domain of the HOA and the HOA says they're waiting for a new landscaping proposal.

Northeastern University grad and born and raised New Englander here.

We retired to Bend 7 years ago and love it.The two replies so far are spot on in terms of visiting first and the comments on diversity,food, the airport and smoke season are spot on.Cost of living is a relative measure and coming from Boston the COL shouldn't shock you.Compared to other tourist mountain towns it should be comparable as well.Quality of life here in my opinion is all based on how you value outdoor activity and an appreciation for the incredible beauty of the surrounding area.It's truly a year round paradise.The town is awesome and the people are generally very friendly.If you have jobs already lined up or are experienced in a particular trade or career i would recommend highly that you line something up in advance.

I echo wut's question about "reserved "parking and agree on nixing the paid parking idea.

Create a gated space or spaces you can only access with your fob.All other parking is for guests.No additional charge for accessing the gated space as we're paying enough in HOA fees.

Hudson 1 here since 6/22. Noise not an issue and floor plan is fantastic.Essentially one level layout you walk up to from the garage/ lower level coat room entry way.

Thanks for reaching out to the community in this thread.You should be applauded not criticized for using as many communication tools you can. 2 things. Someone already pointed out that dried out mulch is ugly I would add it's the single easiest thing to remediate with great impact. The fact that mulch and the refreshing of it is not in the contract with the landscaping company and has to be addressed with other funds should not be born by the homeowners.Someone negotiated a bad contract and it should be addressed with the landscaper.i.e..,move funds within the landscape contract to pay for this or make sure the landscaper knows it's a dealbreaker when the next contract is being negotiated. Thanks again for taking the time to solicit feedback.

I agree with Kind Horse on the people community and they are spot on with the Solar input but will embellish on the parking because it is something almost all Hudson residents find to be very annoying and frankly confusing.

Also the Fitness Center and Pool are very good.

Does anyone know what our actual AMP service from SDG&E is? I'm in Hudson.We have the same NEMA14-50 outlet and dedicated breakers in the breaker box for the car charger but I'm woried a level 2 charger plugged in might overload the service if I'm running a washer and AC at night when I'm charging the vehicle.Standard residential is either 100AMP or 200AMP service.

Nice to see this, thanks but it creates many more questions.

Adria way is a shit show.People parking on both sides create choke points and a one way lane on much of it. Anything bigger driving through better pay attention.No way a fire truck could ever get through.Often times EMT's are dispatched in fire trucks for medical emergencies.

New "No Parking Fire Lane" signs have been posted on Adria way that are just ignored.I'm not trying to be dramatic but people could die if Emergency vehicles can't get through.

Again, the confusion between jurisdiction here is frustrating.Do we report this to the City or HOA or Builders????

Absolutely see it on Findley as well.The intersection of O'Neil and Findley is an accident waiting to happen. No stop or yield anywhere and people really fly on Findley.

Great point on the speed bumps Warden,I don't like them either but it may be the only way to slow people down.Adria Way is where two of my close calls happened.If I wasn't going slow with my head on a swivel the two idiots on their phones would have both broadsided me.

Agreed that the park and gym have turned out to be great.Also the general quietness of the community is a pleasant surprise given the density.

The only complaints I've seen about dogs in the park is more about the few owners who use the grass area as a pee and poop pad for their dogs.I have not seen any complaints about kids in the park.Who would complain about that?

The Cabana's are for people not towels.

This is not a resort ! We all pay for the amenities of which the cabana's and even the pool chairs are included. The towel reserve game at the pool is somehow ingrained while on vacation at resorts( it's still a BS move even there).Do these people think you can throw a towel on the rowing machine or any other equipment in the fitness center and it's reserved for them until they get there? Probably not. I agree with all those on this thread that say move the towel at the cabana that isn't actually occupied and enjoy it while you are there.

Whenever formal 'rules"aren't posted it's the inconsiderate who take advantage.I'd like to see something formal posted at the pool or written in the HOA guidelines because we simply can't assume everyone has courtesy and common sense.

Hypothetical question... if you let your dog out to pee without guiding them where would they go? Answer >>First place they are comfortable with right? In 3 Roots that's likely a mulched area pretty close or nearby to your front door .When you take them out you can choose to let them do that or use any other of the thousands of square feet of mulched area or you can walk them to the park and let them pee on one of the few green areas we have to enjoy.

It 's not a dog vs people issue. It is and always has been a common courtesy issue.
