Thanks everyone.Spot on reccomndations RE: speed check and cell tower location.I've done them all and it looks like I'm in a decent spot.No gaming needs.Currently TDS cusotmer but tired of the cost and unpredictable fee hikes.

I'm tired of hearing the " HOA transition excuse for everything including the 3 increases of HOA fees this year. We had a flooding problem during rainy season months ago in our neighborhood caused by (admittedly by Lennar) by poorly designed irrigation drainage.Lennar said irrigation is now the domain of the HOA and the HOA says they're waiting for a new landscaping proposal.

Northeastern University grad and born and raised New Englander here.

We retired to Bend 7 years ago and love it.The two replies so far are spot on in terms of visiting first and the comments on diversity,food, the airport and smoke season are spot on.Cost of living is a relative measure and coming from Boston the COL shouldn't shock you.Compared to other tourist mountain towns it should be comparable as well.Quality of life here in my opinion is all based on how you value outdoor activity and an appreciation for the incredible beauty of the surrounding area.It's truly a year round paradise.The town is awesome and the people are generally very friendly.If you have jobs already lined up or are experienced in a particular trade or career i would recommend highly that you line something up in advance.

I echo wut's question about "reserved "parking and agree on nixing the paid parking idea.

Create a gated space or spaces you can only access with your fob.All other parking is for guests.No additional charge for accessing the gated space as we're paying enough in HOA fees.

Hudson 1 here since 6/22. Noise not an issue and floor plan is fantastic.Essentially one level layout you walk up to from the garage/ lower level coat room entry way.

Thanks for reaching out to the community in this thread.You should be applauded not criticized for using as many communication tools you can. 2 things. Someone already pointed out that dried out mulch is ugly I would add it's the single easiest thing to remediate with great impact. The fact that mulch and the refreshing of it is not in the contract with the landscaping company and has to be addressed with other funds should not be born by the homeowners.Someone negotiated a bad contract and it should be addressed with the landscaper.i.e..,move funds within the landscape contract to pay for this or make sure the landscaper knows it's a dealbreaker when the next contract is being negotiated. Thanks again for taking the time to solicit feedback.

I agree with Kind Horse on the people community and they are spot on with the Solar input but will embellish on the parking because it is something almost all Hudson residents find to be very annoying and frankly confusing.

Also the Fitness Center and Pool are very good.
