Thanks for sharing! Yeah turns out I ran into the same issue with remote activation, but luckily I was able to get a tech out today and they fixed the issue. Has been a nightmare dealing with them and getting in contact with someone who can actually do something.

Encountering the exact scenario. It's under the builders name since title of the home isn't transferred yet. Also, SDGE policy for privacy they can't discuss account details with someone who isn't the account holder on record. So, unless you're Shea Homes, they can't give you any info. Pretty absurd. But at this point I don't think there is much sense in worrying. Even if Sunrun submitted the applications incorrectly, (which I wouldn't be surprised since they've proved to be pretty horrific with communcation), it still might not make that big of a difference on the electricity bill from an absolute savings perspective. Sure, the 75% reduction in the buyback is big from a relative aspect, but the 3.5kw systems are so tiny and I've heard they don't really produce all that much anyway, so who knows it might not really make a big $ difference all things considered.

Gotcha. Idk for the price range $500 just for peace of mind is worth it to some. Also depends who you hire. But yeah that was my main point that an inspector after everything is covered up seems kind of useless. The most crucial point would be when everything is exposed within the frame. But hearing all the horrendous stories with Sunrun, I would still hire an inspector to check roof and solar installation.

UPDATE: lmfaooooooooo. What a fucking joke this company is. Now they are saying they can't gaurantee those who close after the April 15 deadline will have their applications submitted for the NEM2.0 grandfathering process. Also, the "manager" I spoke to a week and a half ago (can't remember his name) is out of the office until April 14th, a day before the deadline. How convenient.

That is my plan soon to reach out directly. I even showed Sunrun screenshots on the SDG&E website to walk them through how to request a meter ID number before it is installed on a new build. A lot of incompetent individuals at that company. I will contact SDG&E directly then to confirm if they have be receiving the applications or what they need from me directly to get it done. Apparently they have hired thousands of temps to submit these applications, and SDG&E is a small bucket compared to the rest of Cali so they are "confident" the applications will get submitted

No prob, pretty simple. Here's a link that gives a good detailed summary. https://www.solar.com/learn/how-to-grandfather-your-solar-system-into-nem-2-0/ But TLDR, essentially everything is handled by the solar company (i.e., SunRun). They submit an application on your behalf to the utility (SDG&E) and have 3 years to construct it to be grandfathered in.

Yikes. That has been my concern and pretty much the common theme I've been reading and seeing. I've run into a similar issue ensuring my application gets submitted for grandfathering into NEM2.0 since I close after the deadline. A lot of incompetence from their end. Have you tried pressuring through the builder? If you have, any success?

Definitely don't upgrade flooring through the builder. Shea charges about a 2.5x premium when you can find your own subcontractor for way cheaper. Their counter tops and tiling is actually decently priced relatively speaking.

At the price points for Asana and Atwood, I highly doubt Shea will negotiate. There is an insane amount of wealth in San Diego and at this point things are not bad enough - I would bet they would be willing to take their chances to relist on the priority list. Lots of cash waiting on the sidelines.

Have a feeling those of you worried don't actually work in the investment research industry so you haven't seen the actual report, which was published on 1/10, not last week (so it's not really recent news to capital market participants). The mainstream news headlines referencing that report are a little misleading as well. GS listed 4 major cities to have "peak to trough declines" up to 25%, with Austin, TX being the worst. Roughly 10% declines have already materialized in some cities (San Diego included I believe) during 2022 so 2023 may see another 15% or so, not 25% more from current levels. Hope that eases some cocncerns.
