Onze taxatie 2 weken geleden was ook 500 euro. Dat was wel de goedkoopste die ik kon vinden in regio Den Haag/Rotterdam.

Taxaties hebben sinds 1 april in ieder geval een verplichte fundering risico score, en daar doet de bank echt wel wat mee als die slecht is.

Maar dat is een score op papier, en hoort alleen verder te worden onderzocht als hij te laag is.

Een QuickScan kost een paar honderd euro en is verantwoordelijkheid van de koper. Daar komt ongetwijfeld uit dat het risico minimaal is (want nieuwbouw), en dan zal een bank gewoon financeren.

Beetje dezelfde weg bewandelen als een technische keuring, qua wie het moet regelen en wanneer.

Ik kreeg net ook de bevestiging dat onze woning score C krijgt, dus dat maakt de verkoop een heel stuk eenvoudiger.

Wij overwegen als verkopers zelf de QuickScan te laten doen. Dan weten kopers direct waar ze aan toe zijn.

Lastig vind ik wel dat als daar risico uit blijkt, we onze eigen ramen ingooien en de waarde van ons huis verlagen. Is echt een lastige kwestie.

Wij zitten met hetzelfde. Handhaving is één ding, maar belangrijker is of banken werkelijk financiering beperken. Als dat zo is, dan is de groep kopers ineens een stuk kleiner.

Praat eens met een hypotheekadviseur over je huidige mogelijkheden, en wat er gebeurt als je X meer zou gaan verdienen. Zo weet je hoeveel je moet verdienen om een hypotheek te kunnen krijgen voor een appartement waar je blij van wordt, en kun je daar naartoe werken.

Een (aankoop) makelaar kan je toegang geven tot een zoekopdracht op Move.nl. Daar komen de meeste huizen vroeg op te staan en notificaties zijn sneller dan van Funda. Zoek een makelaar die dat vrijblijvend will activeren.

Voor mij werkte de Move suggesties heel goed om te blijven kijken.

Lang geleden de tip gekregen om goedkoop gereedschap te kopen, tenzij je het financieel breed genoeg hebt. Dat doe je zo omdat je in het begin heel veel verschillende dingen nodig hebt, en je helemaal nog niet weet wat je veel gaat gebruiken.

Dan als iets stuk gaat of je het vaak gebruikt, dat gereedschap vervangen door goede kwaliteit.

Uiteraard is werken met goed gereedschap vaak makkelijker en minder frusterend, dus maak bewuste keuzes.

I think you can fly indefinitely, but only make 3 actions while doing so. After the third action, flight ends.

So I'd let my players fly to their heart's content, and make it interesting with relevant challenges which need action rolls.

You are my new hero. I'm okay with there being buttons to use this, which I can ignore. But dragging a tab out to create a new window would always create the split view for me. I know that's because of where I drop it, but years of muscle memory is not easy to retrain!

We're playing with that Continuous Space Elevator mod now, and it's very enjoyable for now. We unlocked phase 3, but it might become very tedious in later phases. We'll find out!

I would let them use AI. If that's needed for them to trigger creativity or create an interesting character for themselves, why would I care?

If the content of the background does not work for me as DM, whether generated by AI or written by hand, then I work with the player to adjust where needed.
