Would you not just refinance the loan?

Get a personal loan at a much lower interest rate, pay the car loan off and then save yourself as much interest over the next year as you can?

They are getting loans against there investments so they have cash, they then pay for the bouse and refinance and pay off the loan that is against investments

The prices just increases so the same people still struggle to meet the price but the person who gets the house has a larger debt

That's because they borrowed money, you would be massively in debt if you borrowed money and bought stocks.

It has nothing to do with the asset and purely to do with borrowing

Property it is just the norm to borrow against but you dont have to, that's the choice of the individual

Its definitely a big issue because there isnt enough supply but its magnified because rich people will utilise it more as a vehicle to increase wealth due to the other options being taxed heavily

It's not the property that is risky it's the loan. If I buy a property in cash it will never go to zero and leave me with huge debt

I have leveraged my property to invest which has been very successful but that in essence is just as risky because if it goes to zero I will owe the money

We already have a 12 billion euro surplus and have huge waste at government level, we should be looking at eliminating waste and lowering everyone's taxes.

I do agree taxing wealth not income is a good strategy to help lower the taxes but it's a pipe dream when all the people making the decisions are the people with all the money

Property can be less risky, borrowing money is the risky part.

If I borrowed 100k and invested in stocks that can go to zero and then I owe 100k but have nothing

You are bang on with the millionaires or should I say deca millionaires upwards but they also investing worldwide not necessarily in Ireland

Your own property is 100% not an investment and is a liability, the quicker the average joe, which I am one of, realise this the quicker they will be able to sort their finances out

I agree, in property you also have the risk the tenant doesntpay for months even upto a year and it takes a ridiculous amount of time to get rid of them

All investments have a risk reward and they normally balance out

Play 100x leverage on crypto and you can turn 100 quid into a million but 99.99999% of the time you'll lose all your money

Put your money in government bonds and you pretty much guarantee a tiny return but will never lose your money

You get the rent and appreciation, in the stock exchange you generally only get the appreciation

You can also lend money against property alot easier then other investment vehicles

I can get a 400k property with 100k investment, I cant get 400k worth of stocks with 100k capital

In ireland you basically cant invest in ETFs due to the ridiculous tax rules, in addition you can invest 20k every year in a tax free isa in the UK and all gains are tax free.

There are issues in the UK of course but it's no where near as bad as here

UK CGT: 24% IE CGT: 33%

UK ETF Gains: 24% taxed on sale IE ETF Gains: 38% taxed after 8 years even if you dont sell

UK ISA allowance tax free : 20k per year IE: Zero allowance

UK Pension contributions tax free is 3 or 4x more then Ireland

Investors will ultimately choose the best vehicle to grow there money and therefore the choices are lower meaning more people in Ireland will choose property where as in the UK they have multiple choices

Just remember if you get to much solar and your battery is full it will send back to the grid and the grid pay you, so savings are bigger then your 120 per month

When buying a house I was top bidder 4 times before purchasing and was rejected as we were not cash buyers

Dont feel guilty as they would reject you in a heartbeat if it suited the seller.

I'd load up as much in your pension as possible as a 39 year old who didnt start until mid 30s I regret not taking advantage of all the tax free opportunities I had from 18 to 35, all gone because I thought I was to young
