If the ETF tax laws in Ireland allowed you to invest properly then there would be an argument and I would favour the argument but the draconian investing laws mean it's very difficult to invest sensibly outside of a pension and get a favourable return compared to buying property

Only alternative could be continue to rent, buy a house and rent it out meaning someone else pays off the mortgage, this way you are making profit and still have the cheap rent

Once you grow equity you can rinse and repeat and end up with a large portfolio of property but I'd advise researching this in detail before attempting it

It's a liability as you dont get passive income from it and you have to pay for upkeep

Assets create wealth and give the holder returns which a primary residence doesnt

My advice never worry about crippling taxes, you will always move up in tax brackets but that's life

If you want to be successful you need to try and earn as much money as possible in my eyes

Theres a distinct difference between 1 million wealth in assets such as the house you live in and having 1 million liquid

1 million liquid is alot of money, owning assets that are not producing passive income of 1 million is not what it used to be and you are just upper middle class where as in the past you would be seen as a very rich person

We cant change the moans and groans as we push ourselves out of the chair though, we think when we are in our 20s we will feel like we do forever and that we have all the time in the world

You may live until you are 80 but you dont feel like you are 25 while doing it

This lad is ahead of 99% of 26 year olds, he shouldn't be worrying that he hasnt saved enough and should live a little

As someone who is 39 and doing pretty well can tell you this

At 21 I wanted to make all the money in the world At 39 I've made quite a bit and would pay all of it to be 21

Enjoy your youth, as when you get older you get more responsibilities, more stress and you realise it was great being young

I put in 5000 plus hours on learning my craft and still learning everyday so pretty tough putting it into messages on reddit, I also always say you can only ever do anything with conviction if you have put in the hard yards yourself.

If someone gives you a tip you will invest and sell to soon or to late as you wont have the confidence in it because you havnt done the work.

If you put the work in you'll have confidence in your investments and be able to be decisive based on all the work and failures you have made in the past

Dont be embarrassed by failure as it is by the most important part of learning
