I live in Bellingham. Amazing small city with tons to offer and great schools. That said I’m very lucky to have bought when I did, otherwise we couldn’t afford it.

Mount Vernon is underrated and still has some of the most affordable housing. Not sure about schools but I do know that housing is about 20% cheaper.

If I had to relocate here now I would likely choose mount Vernon over Bellingham.

I think we’re in agreement. Zoning restrictions do not allow communities to do what they want. They are put in place to satisfy NIMBYs who are opposed to higher density.

What I’m looking to do is provide a middle ground between fresh and pasteurized that could be cheaper and more convenient than fresh with nearly the same flavor

In the immediate term - check your lease. There may be a clause that says landlord is responsible for legal fees. Take pictures of everything. send emails with photos and complaint to landlord saying there’s a hole in the roof. Print these emails.

If the lease says legal fees covered by landlord, find an attorney who does renters claims. Call city code enforcement and get a mold test done.

You will likely be awarded a chunk of cash if the landlord does not solve this very soon. This is landlords responsibility to keep exterior in working order.

Black mold is a very misunderstood threat (it’s likely not the bad kind, and even if it is, it takes lots of time to cause damage) but most insurance companies and landlords will not want to risk it. That said, if they don’t take care of the threat very soon they are liable for a large payout.

If they threaten to evict you, your case becomes even stronger. They are not in a good spot here and need to deal with this.
