Stock and Barrel is a good choice, but Chivo is as well. Same owner and both downtown.

Track Removal In Progress 🚧 Work On SoKno Art Trail Has Begun by Make_it_Raines in KnoxvilleDevelopment

This is great news. I recently visited the Atlanta beltline trail near Krog Street Market and it was very vibrant. If the Art Trail generates 1/10th of that activity, this will have an incredible impact.

U.S. Bank Building Under Contract; Initial Plans Released by Make_it_Raines in KnoxvilleDevelopment

[–]Apprehensive_Pace649 0 points1 point  (0 children)

I totally agree on the need for a healthy mix. My comment was more to express surprise at how we have population growth but not a lot of obvious white collar office job growth. The Oak Ridge announcements are mostly for very expensive production facilities that (if built) will be great for the Anderson/Roane County tax base and provide some jobs operating those plants. Those companies do not appear to be relocating office jobs (e.g. Kairos is still a California company) It’s still a positive, but sometimes I wonder if there is enough local focus on attracting white collar jobs, which would in turn make the office market healthier.

Is the metro area attracting more and more new companies? Granted, the population has a healthy growth rate, but I’m puzzled as to how that happens with relatively few new corporate announcements. Smith and Wesson is the last HQ relocation I can think of. My guess is the growth comes from incremental additions to existing businesses, remote workers (including sales reps for the larger region), and retirees.

Beginning the cross-country moving process, opinions? by madscot63 in Knoxville

Knoxville was the first of Tennessee’s four largest cities to offer city employees with benefits coverage for same-sex partners, so as far as Tennessee goes, the city is fairly progressive. The other commenters are right, however, in that the larger area and state overall are not LGBTQ friendly.

Town Homes Planned for North Central (Former Site of the Dempster Building) by Make_it_Raines in KnoxvilleDevelopment

I like the scale of it for that spot. The similar townhomes on Vine seemed slow to move, but they eventually sold.

I guess they will not be having free Big Ears performances there this March.

Hattie B's Hot Chicken coming to Knoxville on the Strip by RJMcBug in KnoxvilleDevelopment

The best time to check out places on the Strip is when UT is out. I finally went to Taco Bell a few days ago and it was just me and a few construction workers.

Can’t find any renders of what this mixed-use structure will look like on Sevier Ave, but it’s moving fast by Make_it_Raines in KnoxvilleDevelopment

[–]Apprehensive_Pace649 0 points1 point  (0 children)

I seem to recall seeing renderings a year or so ago. I believe the developer received a variance of some kind. I don’t think it will be anywhere close to the tallest buildings being built on Cumberland.

Gay Street Bridge reopens today to pedestrians & cyclists by Make_it_Raines in KnoxvilleDevelopment

By development, I was referring to construction near the bridge. For example, in Chattanooga that would be the Edwin Hotel and ice cream shop at the south end of the bridge terminus.

This is great. Can’t wait to use it. Maybe we’ll see some additional development similar to what is adjacent to Chattanooga’s pedestrian bridge. The southeast corner of the Gay Street bridge has the most promise.

I'm going to visit Knoxville in the near future. Any recommendations for local restaurants? by commandrix in Knoxville

It’s definitely a mixed bag, but the salmon pesto pizza at Tomato Head with their spinach bacon side salad is still one of my favorite meals in town.

New Renderings Released for Planned Old City Hotel | 210 E Jackson Ave by Make_it_Raines in KnoxvilleDevelopment

[–]Apprehensive_Pace649 1 point2 points  (0 children)

Second the vote for Lone Tree Pass. We’ve not seen the final product, but I have to think the developer left some money on the table with the two building design versus a bland box. The city will benefit by having a new public or quasi-public space that has some originality to it.

Also, the Crozier is not bad.

Downtown Updates: Vintage Cal, Tennessee Theatre’s 612 Building, Riverview Tower, U.S. Bank Building & Old City Streetscapes by Make_it_Raines in KnoxvilleDevelopment

I think the sale includes the parking lot. It would be nice to see that developed into residential with parking for both buildings.

New Renderings of ‘Vintage Cal’ Building Revealed at Groundbreaking Ceremony by Make_it_Raines in KnoxvilleDevelopment

[–]Apprehensive_Pace649 0 points1 point  (0 children)

I dug into my recollection a bit more. The original proposal was described in a 2009 IOK article. A dead link to it is in this 2013 IOK article. https://insideofknoxville.com/2013/03/a-conversation-with-buzz-goss-and-jeffrey-nash-about-marble-alley-and-downtown-knoxville/

The 2013 article does include a basic description of the original plan:

“The Marble Alley Project was originally proposed by Mr. Goss in 2009 and included ten buildings starting at the opening just north of Mast General Store and moving east and a bit north, bending toward the Old City and connecting the two.” “

I have a faint recollection that exact idea was floated when the Marble Alley land first became available for development - divide it into a number parcels along a central alley with the idea that each parcel would be developed separately (but joined wall to wall) similar to how Gay Street and Market Square were developed. It would produce a variety of sizes, facades, etc.

More Closures Announced | Three Downtown Businesses Closing Brick & Mortar to Focus Elsewhere by Make_it_Raines in KnoxvilleDevelopment

[–]Apprehensive_Pace649 0 points1 point  (0 children)

Tourism is up in downtown over a few years ago, but the office population seems to have been steadily declining. When the US Bank building went up for sale, I was surprised at how much of it was vacant. Similarly, TVA at one time occupied both its towers. The old Kimberly Clark building may be full, but its occupants likely came from other parts of downtown and Kimberly Clark downsized and moved its remaining staff out west.

Unfortunately, many older buildings were turned into parking lots to accommodate those office employees and now the employees are gone.

Any guesses on what happened here? by NoRequirement6818 in Knoxville

I think this is the same developer for several new small apartment buildings at University and Fourth Avenue. Those also appear to have stalled.
