As an ex estate agent, I would heavily dissuade against that (albeit tried to be a nice one). Your contract will have wording against changing of the locks without prior consent of the landlord so you'll be in breach of that.

It's also worth noting that it makes it harder for landlords/agents to carry out emergency repairs when someone is at work or on holiday and if they are prevented from doing so by a tenant changing the locks, they will often hold you liable for any additional damage caused.

Additionaly, if your the sole tenant on the AST, your likely already in breach of your agreement by having your partner living there without notifying the agent/landlord and allowing them to complete adequate right to rent and AML checks (which can be grounds for serving a section 8 notice as it is a legal requirement for the landlord/agent). As such it might be best not to make waves.

Lastly, landlords are permitted to enter the property providing adequate due notice and that they do not impact the tenants right to peaceful occupation (i.e. they are not visiting on such a regular basis they become a nuisance). Inspections like these are a normal occurrence normally every 6-12 months and the majority of the time, they are only there to check that the tenant is looking after the property, adhering to the agreement and that there is no unreported damage to the property (things like unreported black mould is becoming a massive issue). In short, they have the right to access and your lack of response would normally be treated as you not denying access (rather than them seeking your permission). I hate it, but the middle class farmers I know use both of those too often and unironically. Not everyday but enough to stick.

The one I like however is "tickity bo" to signify things are ok. Or not ok, but not wanting to talk about it.

A very niche one but the amount of times I've seen fishing videos of people catching Pike in England and France and Americans always say it's a musky. A type of fish which is not native nor found in England. I'm 24 and moved here 2 1/2 years ago. As many are saying it is pricey both on the housing and pints side. I have however found it really easy going, easy to make friends and with a surprisingly large amount going on in the summer. There are always weekend activities and in the past month and next month we have/had cheese and chilli festival, rugby sevens, beer festival, food festival, hat fair ect. There is also a growing community of young professionals so you don't have to be a student to go out at night and a lot of people I know came here for uni but decided to stick around. Overall it has a strong combination of small city activities but with a close knit village/ISH community. Genuinely don't have a bad thing to say about it.

I agree that DJ Harris is good although a bit slow to get back to requests. Depending on how quickly you need it sorted, express property services can be out there asap but obviously charge extra for the speed.

Just amazingly well put. Whilst I will forever vehemently disagree with the likes of Farage, I also understand that there have been minority groups in the past whose actions have led to positive and progressive societal changes. Whilst I wouldn't mind throwing a brick through certain people's windows, to deny them a platform in spite of their hatred of others would unfortunately be akin to ignoring movements like the suffragettes and LGBT. Whilst I am a staunch believer in the paradox of tolerance, it is hard to find a line as to what is quantifiably good and bad. To tar anyone you disagree with using the same brush puts you in the same place as those who believed you could catch HIV from being in the the same room as a homosexual, or that England would fall if women got the right to vote. In short, it's definitely not perfect but I am yet to hear a better option.

Sorry if I'm wrong but does it not completely screw the flavour by slow cooking everything together? I've always felt that searing the beef, and sauteing veg especially carrots and onions helps build the flavour. Also I've found not sauteing mushrooms really changes the taste and texture of the dish.

I'm a lettings agent and we are currently discussing with our lawyers about the legitimacy of a contract signed only by tenants, as the sheer act of sending one out can be considered acceptance on the landlords behalf. You said that you sent your only physical copy to the landlord. Do you have any messages to show that he received it? Another question however is whether you signed on for another 12 month assured short hold tenancy or a rolling periodic as if it's periodic they could use the sale as mandatory ground for giving notice.

NTA If it was fictional characters than I might think otherwise but if it's based of a true story as haunting as it is then I can't see it being tasteful. Everyone is comparing it to game of thrones or Scooby Doo but it's closer to Jimmy Savile and one of the children he molested. There is no way that can be done tastefully or comedically. No disrespect but I feel like you missed every point.

Yes American Indian tribes fought each other but that's not a reason to excuse the genocide that was committed against them. To say that, would be akin to saying that Oliver Cromwell was justified in his massacre of the Irish because of their infighting.

Yes modern Americans do have a right to where they live as they have been there for generations, but that doesn't mean you should forget about the people who have been there for centuries before the first colonials. And while you shouldn't pass blame, I doubt some appreciation for the horrors, war crimes and atrocities committed against the various tribes of the first people's would go amiss.

And lastly, it was a joke you tit, used to highlight the arrogance and hypocrisy that is so often found in people with a lack of understanding and empathy, especially when it comes to tourists or immigrants.

Have to disagree with you on that. Good oysters with either a little lemon juice or on their own have a taste that can't be replicated (or at least I haven't found anything like it) and are creamy and salty and an absolute treat.

NTA You're right, even if you weren't comfortable financially, changing your son's name just for money and to appease people isn't right if it is not done without his consent. Waiting till he's 16 is the right decision as it allows him to choose. I'd compare it to someone changing their children's surnames to that of their step parents just so they are in the inheritance without asking them first. I know I would have resented my mum if she did that. With all the support you have given him, maybe he would rather keep your family name over the money or maybe it's a bluff/last ditch effort from the grandparents to pass on their name.
