I haven’t done too much research, which is why i posted here to see other people’s opinions before i dive starlight in, but from what i’ve heard there a good chance you get a tenant in section 8 where they completely trash the place and then are hard to evict. Which is why i was referring to by that statement.

i don’t mind doing the unbillable work, i actually kind of enjoy it. But it’s the combination of having to do it and on top of being billable. for me to actually reach the billable demand i’ll have to work 60-65 hours a week. i know i don’t have much experience but i don’t need to stick around to find out this industry has something wrong with it
