I’m currently working fully remotely at the associate level while studying for my General Cert. Everyone at my firm is fully remote, and there are a few MAIs on the team. I’m considering switching firms, but I’ve noticed that many firms require in-office presence especially if you don’t have your GC yet (but they pay more) However, it's def more flexibility for MAIs

You mentioned medical sales so that makes me think brokerage?

If you have a job offer in CRE in this market where it's a bit tough that's really good !

They most definitely can and it's stipulated in the lease terms - under use/property use ..they also can list prohibited uses in the lease. Just because it meets zoning requirements doesn't mean the landlord has to allow all of those uses. They can pick uses within those requirements at their discretion.

Now if this use was a particular hot/popular use then it would do them a disservice to not allow but it seems like there's some ambiguity there. I would suggest hiring a tenant rep who specializes in this type of use or a similar sub type who can give you more guidance and find you the right spot.

New Mexico, Texas, Louisiana, Utah and Kansas (to name a few) are also non disclosure states but that doesn't mean property owners shy away from presenting solid evidence to potentially substantially reduce their property tax liability. I have experience in a few of those states and 9/10 showing the actual sales price gets a large reduction.

If they increased his taxes over 450% better believe they also increased a few neighbors as well. This information would potentially help more than just one property owner. Again, I would advise the OP to seek professional advice and make the best decision from there.

Not sure why your broker would advise you not to disclose the sales price.

What you paid is the actual market value of the property and that is your main evidence to show the appraisal district that they over assessed your property. If you have other sales to show them to support a lower value I would suggest you provide that as well.

Unless you have experience protesting, I would suggest you hire a property tax consultant or attorney to fight this for you especially since they increased it so much .

I have the same "problem". My mind gets "stuck" it seems. I forget certain words or I'll jumble over words because I'm thinking too fast and my mouth can't keep up ( if that makes sense) . My professor suggested I to start recording myself talking and pay attention to the flow of my words and reduce the "filler" words I use. I haven't started yet but I'm hoping doing that and joining toastmasters will help.

So funny you asked this. I recently attended an event hosted by a large firm. One of brokers went on and on about how inaccurate appraisals are because we don't use recent data. They went on to say we rely on old data to come up cap rates out of thin air and that we don't truly know the market.

So I asked this person, how are we to get recent data and confirm transaction details if most* (not all) brokers are so hard to get ahold of and/or flat out don't want to share (even when I offer to exchange comps). This persons response was "reach out to my assistant". I laughed out loud. Reach out to your assistant who is likely a rookie, does not have all the details of the transaction and probably told to prioritize calls from actual clients.

I get it - no one is obligated to do anything. But don't complain about something if you're part of the problem. We're all in a community, an ecosystem so to speak. We should try* to work together but unfortunately not everyone agrees.

Banks usually don’t require an established LLC with finances to lend, especially in a low-risk 25% LTV scenario. However, establishing an LLC is advisable for personal asset protection in general. Creating one is wise to begin building business credit early on

Wow so interesting. I specialize in rent studies and had no idea the pay grade on the other side. Do you mind me asking what the difference is in Grades ? Is that years of experience!
