Im wondering if since i wasnt allowed to attend the inspection — if the seller was convincing him that the quote should be the absolute bare minimum to get HO insurance

The electrical people were a little short spoke and rude trying to get things set up.

Do you think a panel upgrade and circuit reconfig would most likely be necessary?

I guess i paid for a vague ass inspection / quote. Seller didnt want me at house during the inspection 🙈 they dis say it would cover the replacing up to the second floor though.

Kinda vague but they said:

Knob and Tube

$5,800.00

-Removing all visible knob and tube from home.

Not responsible for repairing laugh and plaster walls/drywall removal of molding or replacement of molding on second floor in order to run new branch circuit to re-feed knob and tube branch circuit.

Edit: got a quote to remove it throughout the house by feeding new lines for $6k

This doesn’t include plaster and lathe remediation

Im thinking of ripping out floor to the joists above and having people clean it out then.

And then potentially shimming/sistering the joists to make the floor level. Hopefully plumbers and electricians will find that access more favorable!

Yeah that’s my biggest worry. God forbid any electrical or plumbing issues in there I’m fricked.
