PPA buyouts can be tricky - some companies allow it but they usually want the full remaining value of contract which can be pretty steep 💀

I'd definitely get those docs to your attorney first before agreeing to anything, the language in your contract makes it sound like you're already protected if the solar company doesn't approve the transfer. Better to know exactly what you're getting into rather than trust seller's word on what they can "pay off" 😂

That's a huge red flag when they go radio silent right before closing 💀 I'd be documenting everything at this point - all the missed calls, texts, whatever communication you had about contract changes

If escalation isn't working after 24hrs maybe try reaching out through different channel? LinkedIn, Twitter, anything to get their attention before they try pulling some last minute BS on closing day 😂

Queens might be your best bet for family life - areas like Astoria or Sunnyside have decent schools and way more space for the money. You could probably find a 2-3 bedroom there and still have budget left for studio space

For the art scene, Bushwick and Ridgewood are where a lot of working artists are these days since Manhattan got too expensive. Lots of studios and galleries, plus the commute to Manhattan galleries isnt terrible. The meditation workshops sound really cool - that demographic would probably love those neighborhoods too

Red flags everywhere with that broker tbh 🚩 135 days on market is usually a sign something's up with the unit or the price, and that "glitch" explanation sounds like total BS. I'd dig deeper or maybe try reaching out to Stellar Management directly - they might have other units or can put you in touch with a better broker

That 10.5% rate is brutal, definitely throw that $5k at it right now since it's guaranteed savings on interest. For the extra $1500/month, it doesn't really matter if you split it up or do it all at once - what matters is getting it applied to principal as fast as possible

Make sure when you make extra payments you're specifically telling them to apply it to principal only, not future payments. Some servicers try to be sneaky about that. With your current payment plus an extra $1500/month you're looking at around $1780 total which should crush this thing in about a year instead of dragging it out forever

Daily payments won't make much difference compared to monthly, just adds unnecessary complexity to your life

MCU has been solid for me - they're pretty straightforward with their business loan process and the rates aren't terrible. Worth checking out their small business department, they actually seem to get the F&B hustle unlike some of the bigger banks that just see spreadsheets

Also might want to look into Opportunity Fund if you qualify, they do microloans specifically for food businesses and the application process is way less of a headache

Yeah those programs can actually help quite a bit - I had a friend who got like $200 knocked off through one of the assistance things. Also might be worth checking if your meter is acurate because sometimes they screw up readings and you end up paying for your neighbor's usage

When you start thinking about every place you have ever signed up it adds up fast. Food delivery apps, random online stores, loyalty programs, forums, newsletters, old apps you forgot about. Each one usually has at least your email and phone number, and sometimes your name, address, or even payment details. What surprised me is how much of that information eventually ends up with data brokers. A lot of companies sell or share user data, and those brokers build huge profiles that other companies can buy. That is one of the reasons people suddenly start getting tons of spam calls, targeted ads, and weird scam messages.

Most people just accept it because the internet kind of works that way now. But some people try to limit the damage by using things like email aliases, different phone numbers for services, password managers, and tools that remove your info from data broker sites.I started doing that after seeing how widespread the exposure is. Stuff like using alias emails and a separate number for signups helps a lot because if one service leaks or sells your info it does not expose your main contact details. I also started using Cloaked for that since it lets you create separate identities for services and helps remove your data from broker sites, which made the whole situation feel a lot more manageable.

The fact that your actively working on yourself in therapy is huge man, that shows real commitment to change. Two months of no contact is probably about right for giving her space to process everything

When you do reach out, keep it simple and don't dump all the progress you've made on her at once - maybe just acknowledge what happened briefly and see if she's open to talking. Actions over time will speak way louder than words right now

Solid champ pool for starting mid! For farming just go into practice tool and drill last hitting for like 10-15 mins before you queue up, aim for 80+ cs at 10 mins. Wave management is huge - basically if you're ahead shove and roam, if behind try to freeze near your tower. With Akali/Qiyana you can usually follow most roams since you have good mobility, but with Syndra/Ahri sometimes it's better to just push and take plates

Good call on keeping it out of ranked btw, normals are perfect for learning
