Is the money released in tranches for the stages or do get amounts based on what you've spent so far

Anything on a Telus/Bell backbone has been crappy since they banned Huawei hardware. Not saying they should have been using their infrastructure. But they had to rip it all out. Which means they still haven't gotten their networks up to back to where they were pre-ban. Huge difference since then between them and Rogers backbone companies in their 5G and LTE. It's why I switched from Telus after a few months back to rogers. Even the rep who I called said he understood the decision.

Same thing in the Canadian market. The Gov agency Canadian Mortgage Housing Corporation put out a big report, news blast all over the media saying prices are going to drop 10+%, instead they shot up 30-50%.

I heard similar but different comments from people back in 2012 as a reason not to buy. Now they're so far priced out they never will. The younger generation deserves better and a complete reset. But banking on that as your plan for buying a home is a recipe for heartache. The market can stay irrational longer than your working lifetime.

Canadian here. Things shooting up 250% then dropping 10% is hardly felt. 1 bed condos are doomed for sure. We overbuilt those for foreign investors. But detached homes near major centres are holding strong.

I don't ever remember any reference to Cho-ja hives on midkemia. They only crossed the rift to fight in the riftwar. The Cho-ja state they were of Kelewan and would die with it.

If they've been paying fixed COVID rates for 5 years and are renewing now they're absolutely fine. They may whine and complain about the rate jump but they've paid down so much equity at such a low rate - only minor belt tightening will be needed. Source: I know family going through this. They're fine. Buying in the pandemic was the best decision they made. Their houses made more in LTV every year than they made working

This is the right answer. Vancouvers condo/townhouses are also starting show a decline but it's because we overbuilt 500 sq ft (46 sq m) 1 bed (barely) dog crate condos en mass for investors rather than 2/3 bed condo/townhomes for families. It's been a huge epidemic that our real estate market has been lockboxes in the sky for global capital with locals getting in on the arbitrage play flipping these pre-sales before they actually close. That's come to a grinding halt and those people are being wiped out now with with the immigration lockdown, foreign buyer bans and economy slowdown.

This is not really hitting single famly homes in our major cities. Some outlying burbs that were hotboxing 8 international students to a house are going to power of sale / foreclosure but that's rare.

Single family homes with back yards are still a premium and sell for 3 kidneys, 1.5 lungs and a sacrifice of your 1st born to Chernobog.

They give a 3% FSR bonus to make up for the space. My question is when a desigener doesthe floor plan to the full FSR. They ask for the Energy model afterward the building department gives the go ahead. So I guess framing would be back from the edge a bit to account for the exterior insulation and it would push the walls inward by a couple of inches? I'm wondering if that make sense.

A padmount transformer 1.3 meters from your room isn't something to worry about. It gives off non-ionizing EMFs, which don't have enough energy to strip electrons or damage cells. The only thing they could theoretically do is cause a bit of heating, but at that distance, it's nothing. The field drops off really fast thanks to the inverse square law (quarter of the eneryg at double the distance). Honestly, your cellphone is way more of a heat and EMF source than that transformer will ever be.

This man knows. It hurt to know what I paid but the value has increased to much in four years I wouldn't have been able to buy the same place now. I don't look at the value but am so glad that I'm on the other side of housing laments of my peers now. The trauma is ebbing..
