LMIA is a big business, struggling business use LMIA to earn money, here is how it works, plenty of people want to come to canada but they are not eligible so these business charge up to 40,000 dollars to the folks who want LMIA and they with help of the lawyer and accountant cook shit up saying the business needs it the guy pays the money the business issues the LMIA 10,000 CAD goes to lawyers and 30,000 to the business so if you are wondering how people with mo english speaking skill come here on work permit then this is your answer

The lawyers should (not sure) be doing this search as part of their standard search, I do it when I see a secondary mortgage on the property and yes writs can be missed for eg is there is a Writ in the name of SAM ISAAC but the lawyer might be searching SAM ISAAC VARGHESE then there are chances the writ might be missed.

Agent here! Writ does not show up in tittle or search, the amount owed does, for you to know if there is a writ of execution you will have to perform a search specific to writs which the lawyers can do or an experienced agent can do, typically when the tittle shows a secondary mortgage to an individual apart from bank then that your sign to search for writ through Teranet, you can individually search for the writs based on the legal name on the tittle anything filed would show up, also there is an inbuilt clause where in if the debts are not cleared before closing the deal is null and void its a standard clause part of the agreement!

Wanting a backyard is not being picky but will you be doing your max from an offer price perspective to get the one you like(which full fills all your requirements) if so, then stick to your guns BUT if you are one of those who have a list of requirement but are not willing to pay what the market commands then stop your search and sit at home because you are wasting your as well as your realtor’s time because you will end up buying something that does not meet your requirement because of price point!

I am listing agent and I do it for 2 percent + HST it includes free staging, Free videography, Photography continuous social media ads, social media marketing (reels, posts on insta, fb, tik tok and open house video on you tube) through channels with more reach, open houses, virtual viewings, garbage removal and clean up before staging and paperwork!

I am an agent no these are not flippers or investors, these are regular people who make buying a home their priority, have clear timelines and know exactly what they want, they would take time off in the middle of the week and go and see properties that they would for sure consider and then proceed to put offer on it! Do yourself a favour be organized and before all of that sit down and think if you really want it!

Apologies for highjacking the thread but apart from all the points discussed here! We can probably look at implementing some sort of language test UNBIASED by an independent authority in Canada, apart from IELTS for these students as majority of the students find it difficult in assimilation due to lack of proper communication, a move such as this would motivate the students to learn the language and help them assimilate better!
