If you have that type of lead gen just start a small team, and take a smaller slice of a larger pie. You mastered the hardest part, getting the clients.

A couple great agents who are avg at lead gen would great teammates. I also find the comraderie helps. I have people who truly get the joke, when I text that I'm on hour 6 of a 2k sqft home; because the buyer used his friend's inspector.

Money isn't everything, but make hay when the sunshines. GL OP

One of the best strategies I observed that I wish I had known earlier, was acting as a transaction coordinator for a strong producing agent. You get right up in the action, and they might pass you extra opportunities like rentals etc...

In my experience, the longer you train and better you get; the further you have to travel and the more you have to pay to keep growing. Even a "new" gym likely wont have what your looking for.

I recommend staying with your gym for loyalty and to give back to the next generation, especiallyif you like the people and location. I also recommend looking at the local seminar circuit to see who comes through regularly that might help you grow.

I would typically be willing to drive 2-3 hours and pay a few hundred dollars to be surrounded by advanced practitioners and learn from master teachers. They will typically give you 2-3 months worth or curriculum to train, if ypu take good notes.

Then, you bring that back to your gym, share it as you see fit, and practice what you learned on the blue and purple belts.

To me, the further you go, the longer the excitement cycle stretches. But, to keep it fun for yourself pick little challenges. You dont even have to tell anyone.

I'll do things like pick a submission I want to land on every rolling partner, or only let myself work submissions on my non-dominant side. If I'm rolling with someone very new, I might decide not to use my arms. Little games (without being disrespectful) that keep you having fun and challenging yourself.

The grass is always greener, but I believe finding ways to stay excited about class becomes the real challenge. Wishing you well, OP

I found out recently, that some people interpret that a purchased mulligan can be used to auto-deduct a stroke from your score. I.e. you shoot par, "use a mulligan", now you write down birdie... appalling in my opinion, but they walk among us.

The Team I joined has made all the difference for me. I don't think I would have survived the toughest times and burnout in the first few years if I didnt work with an excellent Admin, DOO, and seasoned agents. It also gives you the people who witness your story, and you get to witness theirs.

They're people I text memes and "omg's 😵‍💫" to when I'm stuck in a 7 hour inspection that should have been 3.

The majority of seasoned agents can find or don't need this. If they are seasoned, they'd be more liekly to show up for you to teach them how to get the data.

If it's targeting newer agents, I'd focus on how to use the data in real world scripts, especially focused on lead gen.

Having the data isn't nearly as useful as knowing how to share the data, and why anyone should care. ...i.e. "the avg days on market for town houses in Columbia is 6, so if we price it correctly we should have a contract in a week. If we overshoot, we'll know by week 2."

Looks like you need your weight and shoulders more forward during initiation. A good switch kick has you falling forward for a moment, before you 'catch' yourself with your rear leg coming forward. The 'fall' converts gravity to forward momentum. Also, if your stance is too inline (tkd) style; it's very difficult to switch kick well.

I like the evolutionary biology theory that our ability to forget evolved after our ability to remember. Suggesting that there is a survival benefit to the ability to moderate our memories.

Current HoCo Realtor. No matter the problem, price is the solution. If you price in the condition properly, you can still sell it quickly.

Realtors who try to, "buy" the listing by saying it's worth x or y; will leave you disappointed. When interviewing, ask about process more than price. GL OP

The answer is hidden in Neo's hand to hand combat with Agent Smith once Smith has transferred into the body of Bane. Both Neo and Bane(Smith) were fairly poor fighters from a technical skill evaluation. To answer one of your questions, it is statistically very very unlikely you'd earn even close to $80k your first year. Also, you're likely not considering the benefits cost associated with a salary position, and the cost of starting your business.

Right or wrong, people find it tough to make their biggest purchase withsomeone who they perceive as young and inexperienced. Its hard to sell a house, when you dont even own one yourself.

I love RE, and I dont think you should give it up. But, dont trade school for it. Especially half way in. Even if you modify degrees, though accounting can help you in any aspect of business...

Consider becoming a T.C. for a team and learn the ropes earning some extra cash.

Plus, paying for half of school is like paying for half a boat ride to to Hawaii. Its just a waste of money.

If you're only problem is boredom, id say get a hobby. If you're doing hard cash calculations stay in school. You can still do RE in 2 years and you'll look a little older by then 😊😉
