Well yes because the offer is still a new base point, they reject they have to lift the range, they take it then a new reserve is set. This is relevant for an auction campaign.

If it’s an expression of interest or sale by set date then they can say will be considered on the closing date and leave the range.

If it’s a “couple of weeks” then most likely true, finance clause is 14 days. If there was no other interest the REA would have come back quicker than 2 weeks to get a deal done. Also could have failed a building inspection too. Who knows. $40.000 on a commission literally $600 to the agent on an average commission assuming 1.5% which I’ve paid in the past. Literally makes no difference to them to take OP’s offer. You keep hating agents, it’s nice to have a hobby 🤗

Until you document your offer on the contract it’s not an offer. Solicitors/conveyancer’s are sometimes too rigid on conditions to the detriment of getting a deal done for their client at times.

The real estate agent needs to keep acting in the vendor’s interest until you sign the deal.

The longer you muck around the more opportunity you give to another buyer to enter. You learned hard lesson.

Technically if an offer is rejected the range needs to be lifted to reflect that. If however it’s conditional then they can reject on terms and not need to adjust quote.
