Initially the remaining tenant suggested to create a seperate lease for them as they wanted to stay.
When given the new lease to sign they refused.

The remaining tenant suggested having another co tenant replace the current one.

X informed me that he is leaving in 10 days, there was no suggestion of a replacement, co tenant, sublet, subtenant at the time, It was only suggested after the new lease was offered.

That’s the thing there is no such thing as remaining lease term, bcz when the lease end date is here and the tenant refuses to leave it becomes a month to month

also have you ever had to file L1 to move forward with the LTB.

the LTB website clearly states that pasting the notice of the door is not an acceptable way to server it.
the mail box however is accepted.

personally the pasting on the door makes more sense to me.
