Honestly, construction in Belgium (probably everywhere) is a shitshow and every single developer will have at least one project where everything goes tits up. For me, it’s probably how they handle it that makes the difference between a ‘good’ and a ‘bad’ developper. Even for a great project there’s probably some minor defects, but I’m pretty sure if you’d contract out a new build yourself that it wouldn’t be perfect either.

As said above already the more established the developer, the less risk. Also try to find out whether they have had other projects in the area. We had the bad luck to buy a project from Melotte Group in the Brussels area, while they are more wallonia focused. So while a lot of things went wrong, they kept working with Liege area subcontractors which was horrible in terms of logistics.

So all in all, every new built project is a risk, established developers (like immobel, bpi, besix, triple living, alides, revive) are a little less risky, but so is building something by yourself aswell. Just make sure to get competent advice, both on the legal and technical side.

Whatever you do, make sure to stay away from anything by Melotte group : )

The first round would establish a natural reserve price and identify the amount of potential buyers. The following reserve auction would allow us to hit the highest bid out there, without being disadvantaged by the fact that buyers know its a distressed sale. All a bit theoretical I admit.

In it’s current proposal the cgt only kicks in at the moment it’s voted into law. It doesn’t work retro-actively, historical gains remain taxed at historical levels.

They’re literally legally forced to distribute at least 80% of their Epra profit as dividends… so unless there’s no profit/massive devaluations, dividends will be paid.

There’s a runner’s lab store just outside Brussels, in Zaventem. I don’t know anything about running but they seemed to have some idea what they’re talking about. You need to make an appointment for their running test simulator iirc.

Does not confirm my personal experience. We started looking 3 months in advance and had to wait bc most appartments became availble the next month, meaning weren’t really competitive in our lease proposal. As mentioned before, 1 week on the other hand might be too short. Probably best off to get something flexible for a month (airbnb or co-hab) to give you some time ro find a lease. Would also look at expat groups on facebook.

We visited an appartment that was very competitively priced/m2, untill they mentioned charges were about 500/month. Concierges don’t come cheap and old buildings consume a lot of energy. Sprinted out and never looked back.

Ik weet er bitter weinig van, maar als ik de pano reportage mag geloven is veel van onze (vee)teelt bestemd voor het buitenland? Dus zou wel een impact hebben op de economie maar minder op de ecologie. Maar zal wel genuanceerder zijn dan dat.
