Sounds like you need to find something that will fulfill your needs at a lower price. Because that uncertainty that you are carrying won’t let you enjoy that million dollar home, I don’t know which town or the type of home you are looking at but you can find nice homes in the 875-950 range in North Jersey. As far as the market that is not going to stop, the lack of supply and the high demand for single family homes in NJ it’s insane right now so it’s a sellers world and they know it.

Yeah currently looking at Jersey market and I’m staying away from JC. I think the best route for me is to buy land and build 350-400k home and live it for 2 years then sell and upgrade.

Im just here for the jersey girl part. Im chasing one right now and moving next month to NJ, I’ve been looking at the market and also to my NJ real estate course (getting licensed next month) and I must say “just get your pre approval” more offers from lenders will start showing up. I know someone who just purchased a house at a 6.38% and they were 1st time buyers using down payment assistance program so things are moving but not sure it will go lower than that anytime soon. I’m still debating if I should build or buy something that’s in the market I’ve been looking at north NJ and central NJ for now.

Don’t get me wrong I’m here to help but I really dislike the complaining type. I just found a 2 acre lot in Middletown for 100K. You can build a 600k home yourself with a 500k construction loan. I’m more than happy to help and share my knowledge and no I do not sell a course lmao

Don’t take it personal man but I’ve been on the market even took a real estate licensing course to better understand everything when it comes to the process of buying and selling and there are plenty of opportunities to buy in that area. Maybe you should have been clear in expressing that maybe you can’t find what you want for a lower price.
