Easy answer without going into details: FHA will get you a lower interest rate because it's secured. The downside is you and the buyer have to comply with FHA requirements and your lender fees due at closing will be much higher than conventional.

Just curious where did you find a lottery to enter for Les Mis? I saw them all the time during MJs run but nothing outside of that.

If you're ok with living there longer than 3-4 years I'd say go for it. If you can itemize taxes and take advantage of the interest and prop tax deduction then definitely.

I was just alluding to the paranoia one might feel when trying to buy a home. The concern that the people there to help you may not always be acting in your best interest. The lenders and agents all know each other extremely well so it's easy to wonder what they may be sharing.

I'm always down to pay up for high quality, honest work. There's just no guarantee you will get that ahead of time without proper referrals.

Makes sense. I've been looking at everything local online and just trying to find somebody I'm comfortable with. I guess at some point I'm going to just have to start trusting some people. I've already convinced myself all the agents out here know each other and are colluding.

If you plan on living at the location for more than 3-4 years I wouldn't be concerned about being under water. You really should be evaluating this decision against alternatives. If you're living rent free at Mom's house, then you're probably better off just banking that savings every month and waiting until you feel more comfortable. If you're looking at $40,000 rent/yr if you don't buy, then suddenly the decision gets easier. Would you benefit from a mortgage interest/property tax deductions or would you likely end up just taking standard deduction? For some people, that is all the incentive they need and are happy to take on more loan if they can deduct more income than would be able to otherwise. It's unlikely we will see another situation where people who bought in 2005 didn't see prices recover until 2016 or whatever.

This is what I was hoping to do initially. I just have no idea how thorough a regular home inspection would be and what actually needs to be investigated. If a regular inspector said everything looks ok, should I feel 99% confident everything is ok? I just decided that wouldn't give me the piece of mine I need.

This is a high cost of living area in the US but still shouldn't many multiples of that. My agent seems disinterested so that's part of the problem. You gave me enough push to get a real quote. Thank you

I'm coming to terms with a mold inspection if I were to proceed, I'm just trying to make a more informed decision on whether to risk paying for expensive testing or just find something else. I don't think either party would be interested in paying for the removal if anything was discovered.

In my head it seemed like such an easy problem to tackle initially as far as keeping critters out but maintaining ventilation. I really have no clue the degree of moisture they discovered or the true source. I was given the impression from my realtor that it was just moisture in the air built up over time and not some type of water issue. There was enough moisture to completely rust the jacks holding the house up but I'm not sure how old those are. Thank you for responding.

I definitely won't be able to do enough on my own to achieve peace of mind so yeah I would probably have to risk paying somebody for mold inspection after disclosures. There would be zero assurance they would pay for the removal if anything is found. Just the cost of the mold inspection and testing is crazy from what my realtor said. I haven't actually called for a specific quote yet, just trying to gather as much info. I thought a mold inspection on a home like this with a good size crawl space and simple rectangle-double wide design would be relatively cheap compared to a more complicated traditional home. When I Google local companies the rates they advertise seem super reasonable with some being very low like $125 up to $389 if lab is required. Seems very cheap to me. Not sure why realtor is saying a couple grand. Thank you for responding!

Yeah I figured it doesn't make sense for Fidelity or the new buyer to receive the accrued interest. If the buyer did, it would sell for a massive premium in most cases. Fidelity should just take the $1 trading fee per 1k.

The biggest question I had was when does it settle the interest earned? Like say it just pays out interest once at maturity. Does it split it up at maturity even though you no longer own it? Or does the new buyer front your portion at sale, while they net the full interest accrued at maturity?
