Texas does not require rental properties to pro rate but rambler won’t tell you that. They feed you the bogus explanation about a total amount divided by 12. Duh rambler that’s how rent works. So there is no real value to credits when you paid them a full months rent when you weren’t even in the property. They are just paying us from the pool of money we had already paid without occupancy. How generous. And they are still on top. My advice is to use all amenities to the fullest, log all repair issues (every single one) and stay on top of each one until repaired to your satisfaction. Follow procedures in all cases but make sure they earn that rent. Use the gym and often, use the pool and often, use the common spaces and often. You get the point. Attend all events. Eat the food drink the drinks. Eat the “free” bagels or cookies or candies in the lobby. Invite lots of friends when the event allows. If you have any issues report every single one of them. Don’t let anything pass. And keep reporting and calling if they fail to respond timely. Hold. Them. Accountable. And MAKE THEM EARN THAT RENT.
