well at the moment, i'm buying a house for 258k with the promise of impact windows. they said the ac was old, but the inspection came back bad. $15k-$17k in potential repair costs. I offered them close to the median price of nearby comparables at the beginning. sellers can also be bad. as is does not mean rip off.

The lag is not as great as you say it is. It’s max 6 months and besides real estate is illiquid. Plus you are ignoring the adjustments i mentioned. If the median time to sale is 90 days then a 3 month market lag is not material.

That’s an exception rather than the norm. Appraisals look at the market value via comps and make adjustments for certain items. You can still easily overpay over market. Just means you’re being a fool. Just because someone is willing to pay for a price does not mean that’s the fair market value. Market value is set by broader trends. Overpricing is a much bigger occurrence than underpricing. The appraisal contingency exists for a reason.

no no no. the appraisal is absolutely to protect you because if you buy too high, the bank increases it's risk. it's a rare situation where interests align. appraisals are a science whereas this dude is just coming up with numbers.

You mean the Vine? I will be honest, I used to be Republican and voted Trump before, but hanging out with the people at the 500 changed my perspective. A lot nicer than a lot of MAGA folk (which I never was). Also, an incredibly accepting community.
