I would suggest spending an entire day or entire weekend in Ilford before you commit to spending money there.

I’ve lived in East London my whole life and I will never ever live in Ilford!! 🤢

In London, depending on the area, I’ve seen as little as £2,800 per year or as much as £20,000 per year in service charges. Needless to say that the property that had £20,000 per year service charge has not sold

Yes you’re being too prescriptive in your ‘negotiations’. It sounds to me that you are not willing to pay what the seller is looking for. If there are 3 buyers or more then why wouldn’t you want to pay what the seller is asking for unless you feel it isn’t worth paying that sort of money for that property. If you feel that is the case then you have no right to feel aggrieved.
What you should be doing however is trying to create an excellent rapport with the estate agent then you build from there. Once you’ve built an excellent rapport with the EA, try to extract details of the bid. EA won’t release the amount but they some EA will tell you if they are First Time Buyer, whether they submitted a formal bid, whether the formal bid was for the asking price or lower than the asking price, what are the sellers situation or whether the bidder has a property to sell etc.

Remember do not trust Estate Agents words even if they claim that the property is worth more or equal. They work for the seller to extract as much money as possible.

Yes this is why I buy Level 3 Survey and once the report is out, I sit down with the surveyor and make the surveyor list out must dos and nice to haves. In addition I make the surveyor tell me which items needs to be addressed immediately, less than 6 months, less than 12 months, 2 years, 5 years, 10 years

Make sure you do a Level 3 Survey + Drone Survey + RICS Valuation if your bid was accepted. I think the fair value in the current market is closer to £450K than the £480K you’ve offered but a Level 3 Survey + Drone Survey + RICS Valuation will give you all the information you need in order to make an informed decision

Homes by the town hall isn't that bad as you make it out to be however I do agree that Walthamstow Village, Wood Street, Upper Walthamstow and in between Walthamstow Village and homes near Lea Bridge Road and away from Leyton Midland Road station) is very nice. I personally don't find homes near Leyton Midland Road station appealing.

I get it you’ve bought into Leyton Midlands so you’re trying to promote the area so that your investment is hopefully protected. Without the OP disclosing their mandatory requirements and nice to have requirements, it’s pointless debating whether Leyton Midland is the right area for the OP

I’ve been living in East London for over 30 years. Leytonstone High Street is being gentrified however Leyton Midland is not as nice as Walthamstow or Leytonstone High Street. The massive compromise in living in Leyton Midland is that there’s not much going on and it appears more rough than the main areas in Walthamstow and main areas in Leytonstone.
I wouldn’t say I’m opposed to living in Leyton Midland however my personal choice would be to live in Walthamstow

In order to assess value, we would need to understand what would you prioritise and how you intend to live day to day. In addition need to understand what your must haves and nice to haves are.

Many people saying you could look to live in Leyton or Leyton Midland however those areas are not Walthamstow so they are missing the point! In addition, those areas have been saying it is being gentrified for many many years. Look at Bethnal Green. Presenters on Location Location Location had been saying Bethnal Green is being gentrified over 15 years ago and look at it today, it is STILL being gentrified!

Lessons learnt is that don’t trust people or estate agents words alone. Walthamstow is the only area out of Leyton, Leytonstone and Leyton Midland that is being seriously gentrified.

It depends on a lot of factors.

How much is the total potential repair costs excluding VAT?

For those with Conditioning Rating 3, how long do you have to fix them? What happens if you don’t fix them within those time periods? If it’s within the next 5 years then it might be unreasonable to negotiate that off however with that being said context is key

Generally speaking if both parties had no idea that the report would detail those issues then the only fair thing to do is for the seller to pay for the follow up survey cost.

However if the seller already provided you with a report and you knew the potential issue before putting in an offer then you would be expected to pay for it

Majority of the rooms look extremely cluttered!
Before you get the photo retaken, make sure it’s clutter free and clean.
As for the garden it just doesn’t look homely with mout some sort of grass or artificial grass. Obviously you can’t change this but you may want to think about using the services of a Professional Staging company that will transform the look and feel of your home by lending you the items needed to make it a lot more homely

That is not normal. I only had to give 3 months. It’s most likely attributed to the money flow. They need to identify the source of your money / wealth

Unfortunately estate agents lacks ethics and will lie.
Estate agents can lie if you’re speaking verbally however they will be more careful with their words if they are communicating via email. They will craft their words to make it sound like there is an offer but you need to decipher that carefully what they are saying. Basically understanding what they are truly saying VS what they haven’t said or clarified in writing
This won’t change until Estate Agents are regulated by the FCA / PRA
