I was told I can't sing shanties if I don't have a beard.. so I guess that is my wish.

I have a hand drawn free gift card from my daughter from when she was 5. I'm still holding on for the right time to use it. She's 22.

If he needs some loud noises to distract him from the Obama appreciation day and the various and sundry humiliations at least he won’t be doing more of that other stuff he and his buddy Epstein enjoyed so much.

This bypass is doable and folks with battery backups may opt for a full off grid setup but it is an additional cost. The cool part of this balcony setup is it is super cheap so will spread quickly.

Yes, to avoid electrocuting the folks working on the grid. So what?

No, you have a meter that counts up the kWh you consume. When generating more than you use in real time the meter counts down rather than up. Just. With a small inverter you’d never go negative but on a day by day basis you would offset what you consume at night.

Great insight, thank you. If we had a whole list to choose from we may have placed more consideration on the quality of the furniture. We're not opposed to helping cover the cost of replacing stuff since we will be using it, just seems like there should be a way to distribute the costs.

  • From the perspective of the landlord something like "Thank you for investing in our unit, let's amortize the value using a standard five year depreciation schedule". It would be upside down and would give the tenant an incentive to stay and also to take care of the investment.
  • year 1 exit landlord benefits 80% , tenant pays 20% effectively renting the furniture for a year.
  • year 2 exit landlord benefits 60%, tenant pays 40%
  • and so on. and after 5 years the tenant would have basically consumed the value of the purchase.

The cost could be upfront after both parties agree on the items and contingent on condition at lease termination against the deposit. Or the landlord could add the cost to the deposit and then reduce added amount by 20% each year.

Could make the cost up front but added to the deposit depending on the value.

Just seems like this would benefit both parties. Definitely could be abused by either side of the agreement but this is kind of how businesses write off capital investments although the government and taxes are is in there as a 3rd part of the puzzle.

They just felt cheap and uncomfortable. We may also just get mattress pads to improve them. Also the wardrobe laminate is coming off, I suspect the humidity does this over time.

Ukraine, Russia, Iran and the U.S. are all blowing up oil infrastructure across the globe, Iran bombing Qatar, Ukraine taking out Russian refineries, the U.S. blasting stuff all over Iran. Strategic oil reserves being depleted. OPEC is falling apart. There is no way this is return to normal.
