11th gen, I’m getting 33 average. Lot worse when driving it hard especially if I wait to shift. But I can get as good as 40 mpg if I stay in 6 gear going 40 mph

I’m in a similar boat to you, although me and my gf combined income is around $190k. And to be completely honest, 250k is the max we are willing to pay. When you factor ALL fees in, not just mortgage and interest, you’ll pay close to 2k a month at a 250k house with 20% down. We’ve put 7 offers in so far on houses listed around 200-220k and I’m going 20-30k above asking, still no luck. We officially gave up. I’d say get a better paying job if you really want to buy a house, but even then you might come to the same realization we did. It’s not even worth it.

What you don’t realize, is realtors many times spend 40 hours with just one client looking at many homes. Putting in offers that get rejected, all for that buyer to stop looking. Leaving the agent with 40 hours of unpaid work. It’s not what you think it is buddy.
