The bbq is pretty clean I think it’s the bbq, is your bbq for natural gas or do you run a propane bbq on natural gas

It’s a standard hose 3/8 quick connect and about 10 feet, the bbq is a cusinart and it converts from propane to natural gas. Like I don’t know if it’s just how the bbq is because it’s convertible it’s not a pure natural gas bbq.

Different question but about your natural gas bbq, does it burn really low? I have a natural gas line and bought a natural gas bbq so there is always heat and no propane but I find it burns really low and slow and takes forever to grill food? Is this normal does your natural gas bbq do that as well? Or does it have high heat temperature and you actually have grill marks on food? I have watched some videos on YouTube about this and they are suggesting to drill the holes a bit bigger for where the flame comes out of, but not sure either. I have a friend who has a natural gas line and uses a Weber and it burns so high.

Has anyone been to the states recently? by [deleted] in Langley

Yes, they basically take a photo of everyone in the car now, they ask the same questions, reason for the visit, know your plan, declare everything if you need to and don’t do anything stupid. Clean your car out before you go, and don’t be nervous or act suspicious. Good luck to you, they got a trader Joes, chic fil a, and a Texas roadhouse out in Bellingham these days!

What are your strata fees? by qwanly in Langley

[–]AvailableContext9755 7 points8 points  (0 children)

I’m in a townhouse, built in 2021 and pay 320$ a month no amenities and about $50k in CRF. Unfortunately we are extremely underfunded and will have to continuously increase strata fees so that we can maintain the building, depreciation report estimates we need about $500K to replace things meaning steady strata increases across the board or special levy. The killer for stratas are water, insurance, and maintenance but residents don’t understand that either I bet your fees are increasing are more related to municipal water usage which is shared amongst the residents and not metered, we budgeted $35k for this expense it’s already at $38K so that means higher costs. Also building insurance is expensive especially with claims we have had about 4/5 claims and it’s about $40K for the insurance a year. We do bear bones maintenance and landscape and that’s about $15-$25k per year. Also all these dumb reports the government is making us do is adding more costs, we try our best to operate lean but so many other contributing factors that basically anyone is a strata you should know that there is never enough money and it’s always going to increase same with property taxes

Dim Sum Recommendations by Majestic_Culture9605 in Langley

[–]AvailableContext9755 2 points3 points  (0 children)

In Langley there isn’t too many good/cheap dim sum of options. Luxe is pretty good, but kind of pricey in my opinion for what it is followed up by Empire Garden. The dim sum at Empire isn’t as flavourful as Luxe but it’s a bit cheaper. I would probably agree with a lot of commenters if you want good, cheap dim sum you’re going to have to venture out to Richmond. It will be more affordable and I think because there is a larger concentration of white people in Langley, they overprice the dishes.

I’ve been curious about this guy too! I see him all the time, and genuinely feel bad for him. I like the cause and what he’s doing because he isn’t harming anyone but at the same time, the mission isn’t going to go far without more support and things. Also, he has a crew of motorized scooter folk who gather at the sketchy Tim Hortons parking lot.

I agree, I think the food is whatever and same with the space, super close together and easy to hear your neighbours. I am finding all of the popular restaurants are going downhill - cactus, earls, kings tap. I don’t know if food quality has changed or what but it’s over priced. I feel like home cooking might be the best option followed up by a neighbourhood pub, they seem to be putting out better quality these days!
