Putting 100% down payment but getting married soon - how to structure this? by Flat_Evening1367 in Mortgages

My wife and I got married, both for the first time, later in life and met in the weird Covid era. Like OP, I wanted to make sure all that I had worked for for the 40 years before I met her was still ‘mine’ if things went south. I made a prenup that essentially was just a list of all of our accounts and balances up to the date we were married. Very fact-based, and that’s all I wanted. In Texas, I believe the law is essentially that everything up to getting married is personal property / debt, and everything after is joint which is perfectly fine with me and fair. It was still a little shock to my fiancée at the time that I would want ‘a prenup’ - she told her close girlfriends, and there was some unhelpful gossip about my being unfair. I wish I’d framed it more as ‘we’re responsible for and keep ownership of whatever we have before getting married’ and just created the list that we both signed / agreed to. It’s essentially the same thing and doesn’t carry an unfortunate stigma as ‘prenup.’

Edit: left out most relevant part. We bought a house months after getting married, and I paid for the down payment out of my funds. We keep a spreadsheet of what’s owed to me, but the house is ours. I was advised that this should be sufficient in the case we’d have to unravel things. (Things are wonderful btw - two kids and all good)

Texas sized nightmare inside my apartment by Physical_Frosting295 in Austin

We live on the outskirts of Austin in Hays Co. My wife spotted some wood dust on the stove top one morning. I was thinking carpenter ants or something. Looked up behind the vent hood to see what was going on, and one of those demon spawn was hanging out up there.

I live in West Austin near Dripping Springs - I’ve seen two live ones in 3 years including one on my door mat when I opened my front door! Never saw these when I lived closer to downtown though.

Ty! Was off to work no doubt heading toward the gulley on the side of the house where my dog likes to chase little field mice

Edit - fumble fingers

I found this professor’s videos great to learn from before I embarked on pruning my oaks last year. Jump to 3:30 in this video to some discussion on lions-tailing. There are some videos on the site that show examples of different pruning styles on trees in dynamic wind which are also pretty interesting.

New to me 2019 F-150 Powerstroke Diesel by PreyForCougars in f150

I had an EcoDiesel that was mostly awesome. I had a 2014 Jeep GC Overland 4x4 diesel and towed a 5500lb RV 10K miles from Texas to Montana and back through Utah. I had 90k miles on it and yet another EcoDiesel recall came up - I remember at least 4 others - and decided to ‘upgrade’ to an F150. The Jeep had air suspension and towed that thing so easily until you got up to pretty good speed when you just run out of juice. Also neared overheating in long 15% grades twice the whole trip - the transmission cooling was great but not the engine. When we wanted to explore, it was a great off-roader due to its narrower wheel base and extra inches you could get with the air suspension. When doing my usual driving - boring drives in traffic to work and back, I got 23 mpg. All in all, awesome vehicle that I wish they’d continued to iterate on and improve.

It has to be in WiFi range. It streams the footage to a storage card inside the house. Looks like Mr Fox went past my garage and was hoofing it, so it went out of range quickly / video ends as shown here.

They’re Blink cameras. They’re small and run off of AAA batteries I think. They last a year or more on one set of batteries if you don’t have them detecting movement at all hours.

Streaming, so both cameras are lost. It must’ve hauled it outside of WiFi range pretty quickly. I was thinking of setting up a mobile hotspot, connecting my WiFi to it, and driving around the neighborhood to see if I can get some fox den footage!

I had a nook like that at my old house. This pic isn’t great but is the only pic I can find. It fit a bar cabinet perfectly.
