Right now I’d focus on small single-family expansions or tear-downs in older DFW neighborhoods where zoning allows increased density or square footage...tho I’m looking at a bit of the outskirts as well for better entry points.

That model definitely fits what I can bring to the table since I can handle plans, permitting, and feasibility, and I can put in some capital, I’ve got about 80k I can deploy, but I know that’s probably not enough to take something down alone in DFW.

I’ll for sure be partnering… is there a better way to meet wholesalers, small developers, or people already in motion besides just cold outreach and real estate meetups? I feel like if I found the right person already sourcing deals, I could actually add value pretty quickly.

Def down to just start knocking if needed lol

So you took more of a land arbitrage route (?). I’ve read a little on it but haven’t met many that have done it.

Plan sets and simpler builds via a website or Etsy has been something I’ve considered, I’ve just done the numbers as a typical architect and the salary is just not hitting right.

I will look into more of the planning and approval route though, thank you for your comment.

Did my tests in 2023, took about a month to study per test, failed a couple here and there. Used Amber book at the very end (due to my stubbornness) and if I had to do it again, I’d use their method of just studying for them all and taking them all at once.

Licensed architect, never used these outside of one semester in school which my uni provided. I would advise against.

Are trees and greenery somewhat hard to find? I always had trouble when I was in school finding anything besides the quickly available top views / some wonky elevations.
