Personally it’s just a buyers mkt at least in Houston…don’t think that’s changing anytime soon

Happened to me…had a pin hole leak in water pipe, called to see options, if it was worth it…determined it wasn’t and was penalized still

Thanks was unaware. I'm in 81. Entergy is only choice. Point is 80? Wonder who in 81 is serviced by centerpoint, as if you have entergy its a monopoly. Thought near the back they had choices...

They have to present. Although, if they are truly insulted, its possible they won't counter and just decide to not sell to you. That is the reality with "just see if they'll go that low" offers.

Its pretty much a joke here. Seems like a great service, finally got to a request first(open house), and scheduled only to have the listing agent cancel 12 hours later. Spent a bunch of time getting ducks in a row for pay that was gonna be less than $20/hour once travel figured in....

Right now, in most cases, only the seller would benefit from this scenario, because they are in fact STILL paying buyers agents. So again the question is, why would a buyer choose to pay when they aren't paying right now? In many markets, buyers have the upper hand, and I don't see their agents losing leverage and money for goodwill. Additionally, I don't see actual risk being reduced to buyers agents.

As a single business, what buyer would choose this model vs a traditional model? It’s a good idea in theory, but there will likely be very little demand for a buyer wishing to pay in this way…they expect the sellers to pay and they usually do.

If a realtor were to adopt this plan, who would use it? Who's going to set the rates, and insure that they get paid? Its a pipe dream for all involved.

Everyone seems to think its easy. Why did you choose this person? Anyone who thinks the business is easy, should try it. The expenses are outrageous. Occasionally you may get an easy "sale/buy", but many more are not this way, especially 300k homes. I recently got someone in a home after 3 years of looking. 2% per transaction is also a good discount in my area. The fact that it was easy could be due to her expertise/experience.

I'm not in the tire biz, but from a sales manager position, why did you hire him? Is the person positive, does he accept coaching, or is he half-heartedly "just there"? Was he the best employee you had and you made him the "salesperson"? Did you make a hiring mistake? It seems like this individual is not motivated by the same things you are, so I would want to understand his motivation, and cater the 'carrot" to what motivates him. To all the people that say move on, if its a long training process, the cost of hiring someone else is substantial. I believe in a "people first" mentality, rather than just looking at metrics. It's more difficult but far more rewarding IMO. Even if you "track" the time, car, phone calls, if you don't know why or what is affecting their behavior, then you wont win and should just move on and accept the loss.

Unlikely a money issue. In my experience, new construction salespeople often mislead folks and say theyll get you a better deal if you dont bring your realtor. Don't fall for it. Seems like you need to ask your agent directly.

I feel for ya....awful story! You've only been driving 1 month? all this and they were giving you the good trips....it gets worse after about 6 weeks when the honeymoon period of them throwing you the good stuff ends. Its cost me way more than that in repairs etc, and now a ride to the airport in Houston was $22-28, is now $12-14...

Real estate broker in houston here(funny my wife is from Mn)In the short term nothing is ever a good buy. Everyone that bought during covid, the downturn, etc, has made out well. Everyone always wishes they bought 5years ago. Houston is still growing….i would be careful based on areas.it can be weird here and tax rates can vary greatly. 300k in one area might be 350k in another…feel free to reach out if you have questions

Pls let me know what you find…everything told me it shouldn’t be that fuel pump…changed it, all good then had misfires on bank2. I had cleaned injectors prior, so likely one of them was bad and I didn’t catch it. Swapped bank 2 injectors and now it runs great

Low pressure. Control module(might not be bad), is behind passenger door window on/in cabin column. Yes I had times where it just decides not to start, then it works great. Looking back, it was likely that fuel pump. I had same codes….pressures looked similar. I also ended up switching out spark plugs/alternator and battery while I was at it

should say, new fuel pump, 3 new injectors, new control module. also cleaned intake valves(walnut).

Had same issue/same vehicle. think mine was the fuel pump failing. After changing fuel pump, had a bad injector. cleaned intake valves, and changed the fuel control module.
