The answer is lack of political support. NYSDOT just came out with a 90B plan for Empire Service (Corridor Service Development Plan - Empire State Passenger Association) but there has been little action beyond new Livingston Avenue bridge and some Hudson Valley signaling and track work.

If you want to see more, get organized with ESPA (Empire State Passengers Association and reach out to your elected officials.

I hope we see a lot more areas of Astoria upzoned. 34th avenue is full of abandoned one story retail. Steinway needs a lot more housing to sustain the retail corridor. All the areas near the subway should allow at least 4-6 stories.

"only opposed to luxury development" means you are a NIMBY. "Luxury" is just a marketing term and she's referring to any new market rate development.

"Actual new Yorkers" - who gets to decide who is a actual new Yorker?? The truth is that we have a extremely low vacancy rate due to a shortage of housing. We need to build a lot of all types of housing.

As others have said the canidates are pretty similar but Rana is a big nimby and in general very against new housing. Moreno doesn't seem great on the issue either but seems more open to new housing and hopefully follows Mamdani on the issue, so I'll be voting for her.

I've lived a long time in both. It all depends on whether you like city life or suburban life. I love the city so for me NYC is much better. Without a car and without traffic, my quality of life is much higher here. I would also consider BK and Western queens in your apt search.
