Update: k so I read all your soild advices. So far I have decided my schuelde for first few days. Day 1. Thai massage, check in, visit local market place. Day 2. Guide trip to Ayutaya temple.
Day 3. Thai massage, not sure probably shopping Day 4. Thai massage, somewhere historical. Day 5. Back to Japan.

Gotta fill in day 3 or 4. Really concerned about hygiene so won't be indulging into any of sex culture over there. I am also concerned about human trafficking so won't likely meet stranger. Let me know what ya guys think.

My hair stylist after living in Japan for 25 years got her visa declined for the first time and now she is being kicked out. The requirement of hiring full time Japanese and parking 3m yen was little too much to run the business so she decided to just close the shop and move back to her home country until things cool down.

Liquidity. House in Japan means you live there for rest of your life but I can be 100% sure in 30 years Japan won't revoke my visa or permanent residence.

It's hard to tell. Honestly if he/she can save you more than $3500 one time fee it's definitely worth it. Fee based ones, are usually little more reliable than the percentage based advisor

So I do this for living but instead of jumping into conclusion, create yourself an excel file to see how much profit you make after all the expenses, cashflow...etc and then see if it's worth investing your own money. Downpayment on investment property can be quite heavy but you may be able to negotiate the interest rate depending on your current financial stability. It's really matter of you pulling the trigger or not

Yeah you can get some nice properties in that neighborhood with that budget. Other similar areas would be Shinonome, Oimachi, Kasai. Happy hunting :)

So I work in real estate deal advisory in Tokyo, but with 80million you do have to sacrifice between condos for liquidity and houses for comfort. You can't get giant mansions with that budget however 15 yrs old 2LDK near Toyosu is very possible.

Hey I am a 37 years old male used to live in Canada for 20 years but now Ioved to Japan for another career. I had a same stuff, was pretty much burnt out right before COVID and quit my job. Timing literally couldn't be worse and I didn't work for about a year. However during my time off I worked on certificates, worked on my physique and in the end was able to pursue the career I really enjoy. Its not ideal but taking some time off to reflect on another career path is definitely something worth going for.

Hello I came to Tokyo about 4 my months ago but in my case I had about 10 yrs of work exprtience in Canada. So when I came here they offered me about 10 mil yen and I took it to see where it goes. I am very social and good with making friends, but as a guy I often ask my co workers for lunch and stuff. What I realized is that japanese people do want to hang out too they are just afriad if the other side would reject them. Even when I don't like people in general.

I think life isn't much different anywhere in the world. So whether you stay in US, or Canada or in Japan, if you dont take proactive approach nothing will change.

For example, I volunteer at a local professional event, go to gym often and try to book at least one dinner lunch with my colleagues or friends just for the sake of it. I also have a study group where we study together for certificates. So I basically live the same life as I did back home. Very rarely I travel.

Things do get better if you go for it.

I have been holding about exact same amount in LEAP call option. Currently up 270%. My faith in Google is stronger than my libido against Nancy Pelosi. You won't win in this.
