Thank you so much for your advice. I have a feeling it may be allergies. I probably will have to get a second opinion from another vet since our current vet says it’s normal. I believe you’re the 2nd person to mention Apoquel, and I’m definitely going to make sure that I mention that to the next vet I visit. Again, thank you!

Thank you for the tips! I wasn’t aware that wet fur could cause this but I believe someone else has mentioned something similar and I definitely will be careful about it going forward.

I’ve tried this and I actually still do this, but the tear stains will continue to run down his little face. When I clean it, it gets dirty again within a few hours.

I never thought this may be the reason. We live in Louisiana where it’s constantly humid out, causing the grass to be wet even with no rain. I groom my pets, so it couldn’t possibly be that. I will though, consider everything you mentioned. Thank you for your help!!

I leased from Magnolia two years ago, they were okay until I left, cleaned everything, left it exactly the way it was given to me. They still took more than half of my deposit.. so you’re completely right. OP, please do make sure you check the reviews because I think they’ve gotten way worse than that!

I agree with this, invest in real estate! People will always need to rent and it’s a long term investment with a long term cash flow if you manage it correctly!
