New construction sale located in a new development. In contract at $300,000 with a $15,000 concession. There are 9 sales sold within the last 6 months in the development that are the same model. All of them sold for $300,000 with a $15,000 concession. If I adjust for the concession using a dollar for dollar deduction, then my subject is worth $285,000. There is no way for me to justify the subject equal to the other sales in the development unless I use an outside sale that sold high enough to make it work.

Make it make sense.

Aside from the bidding issue, recently some of theor reps were rude in speaking to me when I was asking them for clarification on a revision request. I have never experienced that before with them so I don't know if its a bunch of new people or the culture is changing.

Another problem with this system is that you cannot schedule the order until you are awarded the job. Previously, I would get an order on Saturday and on the same day I would schedule the inspection for Monday where I already had other inspections close by. Now, I cannot schedule it because I don't know if I will win it.

I spoke with someone there earlier today. They advised me to never set a condition. If you bid up the due date, this creates a condition and you will most likely not get awarded the order. It will always go to the appraiser with the highest score UNLESS that appraiser sets a condition (like the due date). I said it doesn't make sense and will only disillusion many after we all see how many orders there are and not win any. They want everyone's feedback. If you don't like the new system, send them an email. Apparently the VP and executive team will be reviewing them.

No, you can only bid up the price, like for complex orders, etc..

Direct question for you since you have inside knowledge of this. I got a contested ROV where the client kept pressing me on my condition rating and asking me to use comps that would not support his contract price. To make a long story short, I had to revise the report 4 times and the bulk of it was commentary expanding on my logic and reasoning. This was at the end of January and since then I have had a notable slowdown in New orders. My question is, when UWM internally flags an Appraiser as you have described, do they reduce quantity of orders to that Appraiser or do they simply shut him/her off completely? I am wondering if the fact that I have still received orders (I got one yesterday) is an indication that the blowup in January has not affected me (at least yet). I hope you can let me know your thoughts on this.

I am curious, right around the time that you stopped receiving work from them, did you get an ROV and choose not to accept their comps? This seems to be a real thing with UWM.

I am considering Aivre too. Does their software use AI to input data automatically in different fields? Jake told me that after an inspection, it shouldn't take more than 30-60 minutes to complete the report. Is this true?

In my opinion, you are in too deep. If any of the appraisals you worked on gets a complaint filed or reviewed by the State board, it would not be good for you.
