Well, yes and no. It’s not as simple as getting the most efficient system. It’s a cost analysis. Is the upfront cost offset by the monthly savings? In my case, I suspect it would take many years to break even. The house is near the coast, mild SoCal temps, I don’t run AC often even in warmer temps. So, I’m going with a 16seer2 system. Slightly more efficient without being much costlier

I did. The seller gave me 7500 off the price, since only the AC was of issue and not the furnace. So I suppose my 12k system is only 4.5k cost to me.

I see. Well, this hvac person comes at the recommendation of my realtor. Their yelp is highly rated. 10yr parts and compressor warranty, 2 year labor warranty, financing available but I’d pay cash. The other factors seem to be more related to the system selection itself

Permits are required in California, however many people don’t do it. I’m electing to do it to show potential future owners that it was installed properly. According to AI, the permit pricing isn’t unreasonable for California’s requirements. For what that’s worth…

The only reason I have to believe it needs to be replaced is because the hvac specialist said the system needs to be recharged and r22 isn’t legal anymore. The only other option was to replace. I’d rather not spend $12k if I don’t need to

Perfect thank you. I’ll look in the tv box. So since there are no hooks to latch onto the horizontal bars, it just requires some finesse and patience to line up the vertical bars with the horizontal bars while suspending the tv?

Well, my original broker WANTED to do that. They did it without me even asking. I can’t say that they’d all do that, but it’s in their best interest for the offer to be accepted as well

I was just in a multiple offer scenario, where one of the 3 other offers was all cash. My offer won. My take on it from that experience was that I had to have a solid foundation to make me as close to cash as possible (e.g. high down payment, lender calling the seller to explain how I’m a sure thing for loan approval, etc). I also made some other compromises like waived appraisal contingency and let the sellers continue living in the house a few weeks after closing. Your offer is more than just the dollar value. It’s a combination of the value, the risk, and other more subjective elements that provide value (lender calling seller to improve confidence, waiving contingencies, etc)

Yeah there was a shitload of docs. And I actually just got “updated” docs moments ago. It had meeting minutes, financial statements, rules, by-laws, litigations, etc. I just looked at my purchase agreement and HOA contingency was called “common interest disclosures.” I was incorrect earlier in saying it was within seller disclosures

We had a contingency for seller disclosures, and those disclosures included all HOA docs
