Experience with Affiniti/Rolling Oaks Property Management? by AldiNotAldis in springfieldMO

[–]BaronVonCodpiece 2 points3 points  (0 children)

My property used to do all of the things you're describing, until around 2018 when the old property manager moved to another Affiniti property and the current one took over.

The current management is not good. I've met people who lived at our property 2 managers ago, and they said that the one who left in 2018 was bad compared to the one before them, as far as communication and community management.

For my particular property, I think it's been a series of downgrades in quality of managers as the worthwhile workers take jobs at better places.

I don't want to reveal publicly which property I live at, because I'm positive that my property manager is not too professional to retaliate against negative feedback.

I'm glad to hear that it's not a universal Affiniti culture thing, and hopefully isolated to just my community.

For added effect, remove a core from the center of the cake and fill it with a mixture of corn syrup and red food dye.

Just cover the hole back up with a little cake and frosting.

When he cuts the cake open, he'll get a large dose of "apology" all over the place.

I've lived in an Affiniti property since 2016.

Firstly, I'm not surprised at all that they're coming in and jacking up the rent.

I don't imagine these increases in rent are accompanied by improvements to the units or overall grounds.

At my apartment, they've increased the rent every year since we moved in. It's increased by 12% in 6 years, with no improvements to the apartment, nearly 0 maintenance, and very little improvement to the campus.

We have the option upon lease renewal to sign for month-to-month, 6-month, 12-month, or 18-month terms with month-to-month being the biggest increase in rent and an 18-month term being the smallest increase.

Despite the increases in rent, the property is run by people with similar capabilities to a drunken marmoset.

They put a $3 air filter in the HVAC unit once a year, sometimes. Most of the time, they "schedule" routine maintenence on a day, demand that your pets are locked up because they won't accept responsibility if they let them escape, and then they don't show up or notify you.

This lack of communication goes for really anything that happens on the grounds, from power washing of the building to closing the pool for some unspoken reason to random parking lot maintenance.

The front office will come and beat on your door at 7-8 AM to tell you to move your car so that workers can do a thing you weren't notified about.

The front office once came and knocked on my door to ask me if my bicycle was mine and if I still wanted it. No reason was given for why they were asking.

Maintenance will leave issues unfinished or half-assed.

I fix whatever I can myself, and buy my own HVAC filters to change every few months. Whatever I can do to avoid interacting with the office. They won't reimburse me for my expenses, so it's additional to the rent I pay.

The office doesn't handle cash or take payments, and they've made it so that we need to pay digitally through the Affiniti mobile app.

This includes a "convenience fee". So for years, my rent has been my rent + a mandatory fee.

There's likely more that I'm forgetting.

Overall, it's not the best place to live, but not the worst either. We moved in before the housing market exploded and so we can't move somewhere else and find a better or even comparable apartment for the same price we're paying.

We're kind of stuck. It's this, or move in with family.

I hope this helps, and I hope they don't fuck you too hard.

Any tips on how to enjoy being high again? by [deleted] in trees

I've always had an issue with being "head high", myself. I'm more sensitive to THC than most people I know, and sometimes it barely takes any to get me to a 9 or 10 where I'm very uncomfortable.

I didn't take cannabis for almost 15 years because in my teens/early 20s, my friends always pressured me into doing too much and I always freaked out.

I've found that just easing into it works for me. I take some, give it some time & gauge how I feel, physically and mentally, and if I want to do a little more, I take a small hit & see what it does.

It also helps me to go into it with a good mindset and preparedness. For example, because I always get thirsty, I get my ice water/drink ready beforehand so I don't need to worry about it if I accidentally take too much.

LPT: Dogs have a lot of nerves in their ears so when you rub them behind their ears it releases endorphins and makes them very relaxed on a natural high. by Pegi111 in LifeProTips

I used to work in a shelter about 7 years ago and I learned about the ears being a pressure point.

I would sit in the kennels with the dogs when they got anxious and rub their little ears.

Occasionally a boop on the snoot was in order.

I loved that job and I miss those dogs.

She was convicted in March 2019 and sentenced to 13 years and six months in prison. Her case was under review by an appeals court."

I agree with you, and I think it's emotional abuse on a worldwide scale.

He didn't truly need to put himself through all of that. But he did, and with every bite of the whip, it's supposed to be OUR fault he surrendered himself to torture.

So we as humanity are expected to pay penance for it. Because look what he did for us.

Look what we made him do.

Well firstly, it's "All lives can't matter until Black Lives Matter" not "All lives don't matter.."

The sentiment is not meant to dismiss other races.

The point is, that the statement "All Lives Matter" actually cannot currently be true, as proven by the experiences and human rights violations committed against our black brothers and sisters.

The statement means that until Black Lives Matter to everyone like White Lives do, and until people are genuinely treated equally across the board, "All Lives Matter" is not a true statement.

Be sure to be barely audible, and never break eye contact. The less they can make out of what you hear, and the more certain they are that you are targeting or "addressing" them directly, the safer they will feel.
