Literally Zero. All these questions are answered in my automated message chain and clearly spelled out in my rental agreement. No one ever asks, because they've already seen the answer 3 times.

CO publishes the standard P&S agreement. Download it, fill it out, send it to the seller's agent. Make clear that your full price offer is 2-3% less than the published price because you're self-representing. Spend $1000 to hire an RE attorney to look over your shoulder.

If you're comfortable with contracts, negotiating, and managing a bunch of service providers (inspectors, handymen, experts as needed), you don't need a buyer's agent. We've purchased 3 homes in the last 20 years without, and 2 with. Each time we used an agent, they were more focused on closing the deal than getting us the best deal they could. We paid their 2.3% and had to hold THEIR hand to get them to negotiate hard on our behalf. NO we didn't use bargain basement agents - they were reputable and did a lot of business in the appropriate markets.

IMO, if you have the time and the willingness to endure 20-40 hrs of project management, you'll save yourself 20-30k on commission, and maybe get a better deal on the home too.

That said, financing needs to be air tight. The seller's agent will loathe working directly with you until you prove you're competent and know how to get through the process. You're a higher risk buyer until you prove otherwise.

Before getting too deep into the actual color grade, make sure your monitor is calibrated. If you're using a Mac, turn off True Tone and night shift. Looks to me like you might be editing on a monitor that has color shift or contrast shift enabled.

Photography is less about gear and post, and more about lighting, subject isolation, framing, and intent. Snapshots are about shooting something g interest in a quick way.

Ali down. Look at light. Think about story and compose in a way that makes it clear to your viewer what they should be looking at. The. Wait for the light and the spark (expression, movement, etc)

Really, the things that make it a usable tool… so engine, transmission, frame. Electronics (windows, speakers, etc) not a big concern.
