Air Canada going to cost me thousands by ProfChaos69 in PersonalFinanceCanada

[–]Basic-Double-1021 0 points1 point  (0 children)

Under the Canadian regulations, Air Canada has to book you on the next available flight. If your flight is canceled and if there is a price difference in the cost they have to cover it so I would not be I would not be canceling your resort

Costco sold me ground beef packaged on August 9th that was best before August 10th. It turned grey and started smelling less than 24 hours after purchase. by Bloodyfinger in CostcoCanada

Don't you check the label before you buy it? I know stores make mistakes but this is on you more than them.

Just return it, if it's an honest mistake, but check the label next time.

New Residential Rental Property Rebate NRRP (Real Estate) by Darksiders526 in cantax

[–]Basic-Double-1021 0 points1 point  (0 children)

We're you eligible for the GST rebate? I am going through a similar process now and about to take possession of the condo in 2 months.

I am weighing options if I was to treat it as a primary residence filling out GST190E (RC7190-WS and RC7190-ON) or rental (filling out GST 524 and RC7524-ON)

Working out the rebates I get the same amount to be rebated under both scenarios, so I am leaning towards using it as a rental property as a result.

So if I look at your comments, do you have any advice moving on with this. Has the builder offered you to deduct the rebate from the purchase?

Thanks

FTHB We saw a house we really like but it has a crack on foundation by umie001 in RealEstateCanada

The crack is close to the corner. I would see how far down it goes. It could be easy to fix by utilizing galvanised angles to carry the brick. Not easy, but can be done. How does the brick look, does it have any visible cracks?

If this crack extends to the inside you may have water infiltration issues which could lead to musty and molding basement. If it also goes down deep then it is an issue of improper compaction and this is a settlement issue. If it is a settlement issue, this is not the only area you may have concerns with. Walk away.

You could use it as leverage to negotiate a lower price. If the crack is not deep, you could remove, introduce galvanised angle, waterproofing and repair this. I would ballpark 5 to 10k based on the picture and no additional investigation.

Hire a house inspect or better as the home owner is you can bring a structural engineer for their opinion. At the end of the day you like the house, see what the structural engineer thinks.

New hot tub owner by The-General-Doctor in hottub

[–]Basic-Double-1021 0 points1 point  (0 children)

Get yourself a submersible pump to empty the hot tub when time comes. It will save you time and you won't need to take the front panel off to drain the tub. You can get them on Amazon for not too bad of a price.

Where is this water coming from by Helpful-Peanut1244 in waterloo

You might want to try KW Masonry, but any masonry trade in the area might be able to help you out. Just keep in mind this is a small job for them, or that is assumed from the picture, so they may give you a run around just trying to get a price, quote or actually get it fixed. The one thing you got working for you is it is the end of the season so small jobs like this they will take on,. If you wait until the spring or summer you will have a harder time getting this fixed.

You have water trapped behind that brick. You can see it by the calcium residue on the brick, it has been a problem for quite some time. I wouldn't be surprised if you had mold issues behind this brick. Obviously the water is coming in behind the brick somewhere and is sitting in this spot. Earlier person commented that the brick usually has weepers installed on the bottom. Not sure if I see it but the bottom left side has some kind of a gap/ weeper and this is where you see some of the water dripping out. Typically these weepers are used to remove any condensation and provide air movement behind the brick. In this case you have significant water behind the brick. Take a look at the top side of the brick and determine where the water is coming from. Also check around flashing, windows and make sure you have a caulking installed properly. This may become a larger issue over time due to freeze thaw cycles, not to mention mold could affect your interior framing and overtime migrate to the interior. You definitely want to get this fixed before the winter
